Our client, a well-established legal practice requires a Conveyancer to join their team in Northampton. Priding themselves on delivering top-quality service to their clients, the conveyancer handles everything from residential transactions to complex conveyancing matters.

Role Overview: As a Conveyancer, you will manage a varied caseload of property transactions, including sales, purchases, remortgages, and transfers of equity. You will work closely with clients, estate agents, and mortgage lenders to ensure a smooth and efficient process, providing expert legal advice and guidance throughout.

Responsibilities:

  • Working as part of a team in open plan, reporting to Head of Conveyancing and with support from assistants within the department.
  • Confident and friendly telephone manner - taking telephone calls from clients, estate agents and third-party solicitors and providing appropriate updates where necessary.
  • Managing relationships with site sales staff and clients, familiarity with the specific risks and considerations associated with buying off plan and long stop completion dates.
  • Handling transactions with a variety of funding arrangements such as gifts, help to buy schemes, staircasing, mortgages etc.
  • Understanding of the relevant regulatory and statutory frameworks applicable to residential conveyancing; AML Rules, SRA Code of Conduct, Solicitors Accounts Rules, CQS etc.
  • Completing Risk Assessment Forms having reviewed AML searches & SOF/SOW.
  • Keeping and updating client case management system.
  • Completion of accounts paperwork for monies received and monies out.

Requirements:

  • Qualifications as CLC or CILEX desired but not required.
  • Sound legal knowledge of residential property law, practice and procedure is essential.
  • Experience of dealing with new build/development work preferred.
  • Experience in conducting a broad range of residential conveyancing essential including: Freehold sales and purchases, Leasehold sales and purchases, Transfers of equity and Re-mortgages.
  • Familiarity and experience in handling matters from 'start to finish'.
