The Role
This position blends on-site technical surveying with office-based estimating, reporting, and client engagement. The successful candidate will play a key role in assessing building condition, identifying defects, and pricing remedial or refurbishment works across a diverse property portfolio. They will contribute to the full lifecycle of projects, supporting delivery from early scoping through to completion.
Key Responsibilities
- Surveying & Technical Assessment
- Conduct detailed surveys of building fabric elements including roofs, walls, floors, windows, doors, internal finishes, and structural components.
- Identify defects, assess condition, and propose appropriate remedial solutions.
- Prepare survey reports, work schedules, and photographic evidence.
- Carry out condition surveys, dilapidation surveys, and measured surveys.
- Estimating & Cost Planning
- Prepare accurate cost estimates, quotations, and tender submissions.
- Analyse drawings, specifications, and site information to build precise pricing models.
- Liaise with subcontractors and suppliers to secure competitive rates.
- Produce bills of quantities, material take-offs, and detailed cost breakdowns.
- Support the delivery of building fabric projects from inception to completion.
- Project Coordination
- Assist in planning and coordinating small to medium-scale building fabric projects.
- Support contract managers with programme, quality, and budget alignment.
- Attend client meetings, site meetings, and project handovers.
- Monitor project variations and adjust pricing accordingly.
- Compliance & Standards
- Ensure all works meet UK Building Regulations, CDM requirements, and internal H&S procedures.
- Maintain accurate documentation, records, and risk assessments.
- Stay updated on construction methods, material innovations, and industry best practice.
Experience & Skills
The ideal candidate will bring:
- Previous experience as a Building Surveyor, Fabric Surveyor, Estimator.
- Strong technical understanding of building fabric construction and common defects.
- Ability to interpret technical drawings and specifications confidently.
- Proficiency with estimating platforms (e.g., Causeway, Refurb Works, Candy) or advanced Excel.
- A clean UK driving licence, as site travel is required.
