About the Opportunity

We are seeking an experienced Commercial Director / Commercial Manager to join a major, high-profile mega-programme development in Saudi Arabia. This unique, large-scale initiative features a vast mixed-use master plan encompassing entertainment, arts, sports facilities, and comprehensive infrastructure assets. As part of the delivery partner team, you will play a critical leadership role in driving commercial strategies, ensuring robust cost control, and managing complex stakeholder relationships from procurement through to final account settlement.

Key Responsibilities

  • Commercial Leadership: Direct the commercial management of designated workstreams, overseeing everything from tender documentation and procurement strategies to final account agreement.
  • Cost Control & Financial Reporting: Oversee valuation measurements, cash flow forecasts, and monthly post-contract cost reports to ensure rigorous financial oversight and budgetary alignment.
  • Change & Claim Management: Proactively identify cost impacts resulting from design adjustments, construction variations, and client requirements. Evaluate and negotiate contractor and subcontractor claims.
  • Contract Administration: Direct the preparation and formal execution of contract documents, bonds, warranties, and licenses in compliance with relevant legal and corporate frameworks.
  • Team Development & Strategy: Lead, mentor, and upskill multidisciplinary commercial teams, driving continuous improvement, adherence to organizational KPIs, and best practices in value engineering.
  • Stakeholder Engagement: Build and influence positive relationships across client teams, consultants, and contractors while supporting sustainable delivery and modern commercial standards.

Key Requirements

  • Education: Bachelor’s degree in Quantity Surveying, Commercial Management, Construction Management, Engineering, or a related field.
  • Professional Credentials: Professional membership (e.g., MRICS, AACE, PMP, or equivalent) with active progression toward advanced/fellowship status.
  • Experience: Extensive post-graduate experience in commercial and cost management, with a strong background working on major real estate, infrastructure, or mixed-use programmes (regional experience in the GCC is strongly preferred).
  • Skills: Exceptional financial acumen, contract law knowledge, and familiarity with complex contractual frameworks. Proven track record in managing large-scale subcontractor procurement, risk mitigation, and value engineering. Strong leadership capabilities with experience guiding large, diverse teams to achieve strategic goals.
