We are seeking an experienced Site Manager to deliver high-quality residential construction projects. The successful candidate will be responsible for the day-to-day management of site operations, ensuring projects are delivered safely, on time, within budget, and to the required quality standards. This role requires strong leadership, excellent communication skills, and a hands-on approach to managing subcontractors, suppliers, and site staff.

What We Offer
- Take full responsibility for the day-to-day management of sites
- Deliver projects in accordance with drawings, specifications, programme, and budget
- Prepare and manage short-term programmes and look-ahead schedules
- Coordinate subcontractors, suppliers, and direct labour
- Monitor progress and report regularly to the Director
Health, Safety & Compliance
- Ensure full compliance with Health & Safety legislation, company policies, and site-specific RAMS
- Maintain a safe, clean, and well-organised site at all times
- Conduct site inductions, toolbox talks, and regular safety inspections
- Ensure compliance with CDM Regulations, Building Regulations, and NHBC (or equivalent) standards
Quality Control
- Maintain high standards of workmanship throughout the project
- Carry out regular quality inspections and snagging
- Ensure works are completed in line with drawings, specifications, and client expectations
- Manage defects through to practical completion and handover
- Assist in controlling costs, variations, and waste
- Support valuation processes by providing accurate progress updates
- Ensure materials are ordered and delivered in line with the programme
- Minimise delays and proactively resolve site issues
Client & Stakeholder Management
- Act as the main on-site point of contact for clients, consultants, and inspectors
- Attend site meetings and provide progress updates
- Maintain positive relationships with neighbours and local stakeholders
Skills & Experience Required
- Proven experience as a Site Manager on residential projects valued between £500k–£3m
- Strong knowledge of residential construction methods and sequencing
- Excellent understanding of Health & Safety regulations
- Ability to read and interpret construction drawings and specifications
- Strong leadership, organisational, and communication skills
- Ability to manage multiple subcontractors and trades
- Experience with high-quality or bespoke residential projects
- Familiarity with NHBC, LABC, or similar warranty providers
- SMSTS certification
- First Aid at Work
- CSCS (Black or Gold Card)
