Key Requirements

About the Role

Penderlaw Solicitors, a well-established and highly regarded law firm in the heart of Truro, is seeking a Residential Conveyancer to join our successful Residential Property Department. Lawyers within the department are encouraged to shape their caseloads around their strengths and interests. We are committed to supporting professional development and can provide financial assistance, study leave, and examination leave where appropriate for those working towards qualification. While the role is primarily office-based, flexible working arrangements may be considered for the right candidate.

Key Responsibilities - Residential Property Matters

You will advise and act for individuals across a broad range of residential property transactions, including:

  • Freehold and leasehold sales and purchases
  • Remortgages and equity release
  • Transfers of equity and gifts
  • Auction conveyancing
  • Drafting loan agreements and legal charges
  • Drafting and renewing residential leases
  • Lease extensions, lease variations, and related deeds
  • First registration of title
  • Transfers of part, including building plots

Additional Commercial Property Exposure

Although the role is primarily residential conveyancing focused, the department also undertakes a range of commercial property work. Depending on your experience and interests, you may gain exposure to:

  • Grant and assignment of commercial leases
  • Lease renewals and terminations
  • Security of tenure matters
  • Licences to occupy
  • Land redevelopment transactions, including conditional contracts and overage agreements
  • Commercial mortgages and funding arrangements
  • Agricultural land transactions
  • Auction properties
  • Business sales and purchases

Compliance, Client Care and Teamwork

You will also be responsible for:

  • Managing your own caseload with appropriate supervision
  • Ensuring compliance with regulatory requirements and internal procedures, including AML and source of funds checks
  • Delivering excellent client care and maintaining strong professional relationships
  • Working collaboratively with colleagues across departments, including Matrimonial and Private Client teams
  • Supporting the continued growth and success of the department through effective file management and commercial awareness
  • Participating in departmental and firm-wide training initiatives
