We have created an exciting new opportunity for an experienced Facilities Manager to join us onsite at our beautiful One Bayshill Road development. Designed by award winning architects, One Bayshill Road is a stunning community of 1, 2 and 3 bedroom apartments along with facilities including Wellness Spa, Gym & Stretch Studio and Communal Lounge.
About our role: One Bayshill Road isn’t just a residence; it is a beautifully preserved Grade II listed landmark. From the intricate heritage facade to the ultra-modern wellness suite, pool, and residents’ lounge, this site represents the pinnacle of luxury living. We are looking for a warm, proactive, and highly organised Facilities Manager to be the welcoming face and the operational cornerstone of our development. You’ll balance a friendly, approachable presence with the technical discipline required to keep a sophisticated development running like clockwork.
- Operational Management: Act as the primary lead for the development, act as the primary liaison on-site team and estate services. Conduct daily/weekly inspections to ensure the building, gardens, and communal spaces meet the highest possible aesthetic and security standards. Perform routine checks on building systems, manage water flushing for void units, and execute trained "quick fixes" to resolve minor issues instantly.
- Safety, Compliance & Risk: Oversee and manage the implementation of site-wide Health & Safety protocols and act as the primary responder in emergency situations. Execute and log weekly testing of all mechanical and emergency systems to ensure full regulatory alignment.
- Financial & Stakeholder Management: Manage site finances and identify cost-saving opportunities that improve the bottom line without compromising our premium standards. Manage third-party providers to ensure their performance reflects the Pegasus brand. Maintain a professional, warm, and approachable presence for our residents, balancing helpfulness with operational priorities.
Important details: While a standard rota is in place, you may need to adapt your hours to support site events or specific resident needs. Due to the premium nature of the site, you may occasionally handle emergency escalations outside of standard hours. Occasional travel to other Pegasus developments or office locations for meetings and training. At Pegasus, the safety and wellbeing of our residents are our highest priorities. Therefore, this role is subject to an Enhanced DBS check (we handle the application and cost for this).
About you: You bring proven operational experience in high-standard environments—think luxury residential, hospitality, or premium estate management. You ideally hold a BTEC Level 3 (or higher) in Facilities or Property Management. A qualification in Health & Safety (IOSH or NEBOSH) is highly desirable, as you will be our on-site authority on safety legislation. You have a firm grasp of building mechanical, emergency, and utility systems, and you’re comfortable managing the complexities of third-party contracts and high-end SOPs. Strong IT skills - knowledge property related CRM's and Google Workspace is an advantage.

In critical moments, you provide calm, informed, and quick decision-making in critical situations. You are highly articulate and carry yourself with the poise required to engage with high-net-worth residents, stakeholders, and specialist contractors alike. You handle sensitive information and resident data with the utmost confidentiality, acting as a trusted guardian of the community.
