Working Hours: Monday to Friday 9am - 5.30pm

Our client is looking for an experienced Property Manager with 3 plus years experience. This independent, family run business has a long-standing team of dedicated property professionals with an impressive 50-year solid reputation. They have a vibrant office situated on a busy high street of Pinner.
The candidate should be able to demonstrate a proven track record including problem-solving and excellent customer service levels. Experience in Dilapidations and deposit returns is essential.
Responsibilities:- Advising and guiding landlords on the management of their properties
- Dealing with day-to-day maintenance issues and undertaking routine property visits
- Coordinating refurbishment works including obtaining quotes and management of contractors
- Liaising with tenants and contractors to ensure works are completed in a timely manner
- Progressing quotes and checking/submitting invoices to ensure payment is on time
- Carrying out detailed Property Visits and creating precise reports using online App/website
- Ensuring properties comply with Health & Safety legislation and that statutory obligations are met, e.g. gas safety, electrical safety etc.
- Negotiation of end of tenancy deposit dilapidations and if required dealing with TDS disputes
- Dealing with insurance claims
- Dealing with utility changeovers and queries
- Arranging end of tenancy procedures and ensuring properties are made ready for new tenancies
- Experienced in Property Management
- ARLA qualified (preferred but not essential)
- Understanding of current lettings legislation
- Highly organised and able to prioritise workload
- Effective problem solving
- High level of customer service skills
- Good telephone manner and positive attitude
- Ability to work in a pressurised environment
- Knowledge of the local area helpful
- Full UK driving licence and own car
