Our client, a dynamic and growing property management company, is seeking an experienced and highly organised Property Maintenance Manager to join their Maintenance Division.
This is a senior, hands-on role responsible for overseeing all maintenance operations, including the management of in-house operatives, external subcontractors, and a team of 23 Maintenance Controllers.
The successful candidate will have 5+ years experience in property maintenance management, with strong knowledge of maintenance processes and basic building and construction understanding. Experience across social housing, temporary accommodation, guaranteed rent schemes, and void property turnarounds is highly desirable.
This role suits a confident and efficient leader who thrives in a fast-paced environment and consistently delivers high operational standards.
Key Responsibilities
Provide accurateestimates and costingsfor maintenance works
Assess jobs prior to attendance and provide cleartimescales, costings, and oversight
Train maintenance staff tosocial housing and temporary accommodation standards
Supervise and managevoid property turnarounds
Carry outproperty inspections and spot checks
Manage and supportinsurance claims
Providetechnical maintenance supportto staff
Allocate work orders daily and manage workloads effectively
Maintain full control of themaintenance diary
Manage and updateReapit Organiser(or similar industry software)
Manageproject budgets, signing off invoices, timesheets, and overtime
Monitorvehicle tracking, expenses, and petty cash
Control and oversee theemergency maintenance line
Recruit Maintenance Operatives and source reliable subcontractors
Ensure operatives are correctly uniformed and vans areclean, stocked, and audited
Line manage Maintenance Operatives and Maintenance Coordinators
Conductdaily, weekly, and monthly operational meetings
About You
Minimum 5 years experience in property maintenance or maintenance management
Strong understanding ofmaintenance operations and basic building/construction principles
Proven experience managing maintenance teams and subcontractors
Experience within social housing, temporary accommodation, or similar environments
Excellent organisational and leadership skills
Confident, assertive and solution-focused management style
Strong technical maintenance knowledge across multiple trades
Ability to learn and useindustry-leading property management software(Reapit experience desirable)
Experience managing budgets, costs, and operational performance
