Our client is a leading independent family-owned agency based in North & North West London, covering all aspects of the property market. They are looking for a Property Manager with a minimum of 1 year’s experience to join their team. You will be working in a fast-paced lettings management department looking after a portfolio of properties, meeting the expectations of landlords and tenants to the highest standards.
Key accountabilities:
- Maintenance: logging maintenance reports received from tenants and instructing relevant contractors, following up with contractors to ensure works are completed in a timely manner, liaising with landlords for approval of works when estimates are received, or major works are required.
- Monitoring rental accounts: chasing tenants for payments, updating landlords on the status of rental payments, issuing late payments.
- Rent guaranteed claims: completing paperwork to begin claims, updating rent schedule and sending to relevant company if any payments are received/rent due increases, completing court paperwork.
- Return deposits: sending checkout reports to landlords and tenants, negotiating deposit returns, instructing accounts on how deposit is to be released, compiling dispute paperwork if needed, arranging works following tenants' vacation.
- Property inspections: carrying out property inspections, preparing landlord reports in a timely manner, following up on issues and setting reminders to follow up.
- General duties: answering phones, taking payments from landlords via Worldpay, inputting invoices on the system, assisting office staff with queries, signing keys in/out to contractors.
Skills & Experience:
- Previous experience as a property manager in a fast-paced department.
- Member of ARLA would be desirable.
- Communication skills, written, verbal over the phone and face to face.
- Organisation skills; able to prioritise workload effectively.
- Works well under pressure; can multi-task effectively and deal with a high work volume.
- Able to handle difficult and challenging situations in a professional manner whilst managing the expectations of landlords and tenants.
- High attention to detail to ensure paperwork is accurate and information is input and recorded accurately.
- Works well in a team; supportive to other team members to ensure department goals are achieved.
