Peace Recruitment are delighted to be working exclusively with one of Scotland’s leading construction and development businesses to appoint a Commercial Director. This is a key strategic appointment, reporting directly to the Managing Director, with full responsibility for leading the commercial function and ensuring the successful delivery of a significant residential development pipeline.
This opportunity is ideally suited to an experienced senior commercial professional currently operating at Commercial Director level, or a highly capable Head of Commercial ready to step up, who can bring a balance of strategic leadership, commercial expertise and operational delivery.
The Role
- Lead and develop the commercial team across a live development portfolio
- Drive commercial strategy, including financial planning and 5-year pipeline forecasting
- Oversee CVRs, cost reporting, cash flow and margin performance
- Provide commercial input at pre-construction stage, ensuring risk and cost certainty
- Work closely with the senior leadership team to support business growth and delivery
- Ensure robust governance, risk management and reporting across all schemes
- Lead procurement strategy, contract negotiations and dispute resolution
- Provide commercial assurance across all project stages
About You
- Proven experience operating at a senior commercial level within housebuilding or residential development
- Strong understanding of development appraisals, funding structures and cash flow management
- Demonstrable track record of leading teams and delivering high-value residential projects
- Excellent knowledge of procurement, contracts and commercial risk management
- Commercially astute with the ability to influence and operate effectively at board level
