An excellent opportunity has arisen for an experienced Building Services Manager to join a well-established main contractor delivering large-scale, technically complex construction projects. This role will play a key part in the successful delivery of building services packages on major schemes.
The initial project will be based on the East Coast, with a strong forward pipeline of work across Central Scotland thereafter. The position would suit someone with a main contractor background or experience managing building services on large, high-value projects.
Role Overview
As Building Services Manager, you will take responsibility for the coordination, management, and delivery of all building services elements on site. You’ll work closely with project teams, design consultants, and subcontractors to ensure works are delivered safely, on programme, within budget, and to the required quality standards.
Key Responsibilities
- Project Delivery
- Manage the delivery of building services works from pre-construction through to completion and handover.
- Coordinate MEP subcontractors and specialist trade packages.
- Ensure services installations align with the overall construction programme.
- Technical & Design Coordination
- Review drawings, specifications, and designs for buildability and compliance.
- Identify and resolve technical issues in collaboration with consultants and site teams.
- Manage commissioning, testing, and certification processes.
- Health, Safety & Quality
- Champion health & safety on site, ensuring full compliance with company procedures and statutory regulations.
- Monitor quality standards and ensure works are delivered in line with specifications and employer’s requirements.
- Conduct inspections, audits, and quality checks throughout the build.
- Stakeholder Management
- Act as a key point of contact for clients, consultants, and the supply chain on all building services matters.
- Attend and contribute to project meetings and progress reviews.
- Maintain strong working relationships to support project success and future opportunities.
- Programme & Reporting
- Track progress of building services works and report against programme milestones.
- Identify risks and opportunities and support mitigation strategies.
- Support the wider project team with progress reporting and planning input.
Candidate Profile
- Proven experience in a Building Services Manager, Senior Site Manager, or similar role.
- Ideally from a main contractor background or with demonstrable experience on large-scale construction projects.
- Strong understanding of building services systems and MEP coordination.
- Confident managing subcontractors and working within complex construction environments.
- Excellent communication, organisation, and problem-solving skills.
- SMSTS / CSCS (or equivalent) preferred.
