A growing construction and property business is looking to appoint a senior level Design Lead / Project Lead to take ownership of projects across Scotland and play a key role in shaping how delivery happens internally moving forward. This is not a traditional architecture role and it is not suited to somebody who is purely design led. The business is looking for somebody who understands how projects are actually delivered in the real world. Somebody commercially aware, technically capable, calm under pressure, and confident coordinating multiple moving parts from early stage planning through to handover.

The role sits somewhere between Design Management, Project Management, and Technical Delivery. You will be heavily involved in:

  • Consultant coordination
  • Stakeholder management
  • Pre-construction activity
  • Technical problem solving
  • Programme awareness
  • Ensuring projects are set up properly before they reach site

You will become a key operational figure within the business and will work closely with senior leadership on how projects are structured and delivered moving forward. Projects vary but are likely to include refurbishments, fit-outs, operational upgrades, compliance led works, workspace reconfiguration, and technical construction projects across a range of live environments.

This is a fast-moving environment where priorities can shift quickly, so the ability to stay organised, make decisions confidently, and communicate effectively is essential. The business is open minded on background. They could consider somebody from an architectural background, a design management background, or potentially somebody from a civil, structural, or technical project delivery environment, provided they can demonstrate strong coordination and delivery capability.

What matters most is mindset and experience rather than job title. You should be comfortable managing external consultants, reviewing technical information, coordinating design packages, resolving issues proactively, and driving projects forward without needing constant direction. Experience working closely with contractors, understanding buildability, and navigating live construction environments will all be highly advantageous.

This role would suit somebody who has perhaps become frustrated in a purely design focused environment and wants to move into something with more ownership, commercial involvement, and operational influence. Equally, it could suit somebody already operating within design management or technical project leadership who wants the opportunity to help shape a growing function and genuinely make their mark.

The company itself has ambitious plans and this hire is viewed as an important strategic appointment rather than simply another headcount addition. There is a genuine opportunity here for somebody to become the central figure within the delivery side of the business over time and potentially help build a wider team around them as projects continue to grow.

Salary is likely to be dependent on experience, but the business is prepared to pay competitively for the right individual. Edinburgh is the preferred base, although travel across Scotland will form part of the role. Most importantly, they are looking for somebody pragmatic, solutions focused, and delivery minded. Somebody who can bring structure, credibility, and momentum to projects from day one.
