What you'll do
As a Voids Co-ordinator, you'll co-ordinate and manage all aspects of the empty homes process across Peabody's non-core portfolio, ensuring properties are prepared, compliant and ready to let as quickly and efficiently as possible. You'll play a key role in reducing void periods, maximising revenue and delivering high-quality homes for incoming residents.
Working closely with surveyors, contractors, solicitors and internal teams, you'll manage the end-to-end voids process, including pre-void inspections, scoping and instructing works, compliance checks, key management, utility administration and post-work inspections. You'll also support property transfers between group entities, maintain accurate records, update key milestones on systems and identify opportunities to improve processes and reduce re-let times.
What you'll need
- Experience coordinating empty homes, voids, property management or repairs activities within a housing, property or related environment.
- Knowledge of property maintenance, repairs standards, refurbishment works and relevant health and safety requirements.
- Strong organisational and project management skills, with the ability to manage multiple properties, priorities and competing deadlines effectively.
- A proactive and solutions-focused approach, with excellent attention to detail and a commitment to quality and compliance.
- Excellent communication and relationship-building skills, with the ability to work collaboratively with contractors, surveyors, solicitors and internal stakeholders.
- Knowledge of empty homes standards, compliance requirements and property refurbishment processes.
- Knowledge of legal processes relating to property transfers would be advantageous.
- A relevant property qualification, or willingness to work towards one.
