An excellent opportunity has presented itself to join our client, as their Estate Surveyor to join the property team, reporting to the Head of Estates.
As the Estate Surveyor, you will be responsible for negotiating new leases (tenant side) and lease renewals across the property team, with aims to get the best price possible for high street stores and securing deals for the estates team. You will be responsible for negotiating lease terms and rent reviews, ensuring lease obligations are fulfilled, and collaborating with Senior Management and Directors to align property decisions with wider business objectives.
Primary Responsibilities:
- Undertake the property management of a portfolio of shops
- Monitor lease key dates and undertake rent reviews and lease renewals in a timely manner
- Ensure any disputes between Landlords and Tenants are resolved promptly with the minimum disruption and cost to the business
- Liaise with other departments to resolve operational issues quickly and efficiently with the minimum disruption and cost to the business
- Ensure landlord lease obligations are met, particularly in relation to repairs.
- To take responsibility for the management of non-operational premises, including vacant properties, void spaces and commercial and residential sub-tenants
- Challenging and monitoring service charge statements and demands
- Develop, manage & upkeep of the property database
- To provide the business with a point of reference for property matters.
- Reporting to the Head of Estates and deputising when required.
Experience & Requirements:
- Commercial Real Estate experience essential
- MRICS Qualified chartered Surveyor
- Candidates must have their own vehicle and be prepared to travel regionally.
- Tenant side experience is essential, as opposed to landlord side.
- Be target driven, with a focus on achieving and exceeding performance goals by reducing leases and securing the best property deals across the UK.
- Have excellent communication, negotiation, and interpersonal skills to build rapport with both landlords and colleagues.
- Strong organisational and time management abilities, with the capacity to handle multiple tasks and meet deadlines.
- Have a professional and personable disposition.
- Have prior experience in sales or negotiations.
- Previous experience in Property preferable but not essential.
