An excellent opportunity has arisen for a bright, organised and proactive Post Completions Assistant to join a high-performing Real Estate team in Belfast. This role is ideal for someone who enjoys detail, takes pride in getting things right first time, and is keen to build a long-term career in property law within a supportive environment. Working closely with the Post Completions Supervisor, you will receive hands-on mentoring, structured feedback and regular development opportunities to help you build strong technical foundations across post-completion work.
Key Responsibilities
- Post-Completion Processing
- Prepare and submit post-completion applications, including HM Land Registry submissions (England & Wales) and Land Registry services in Northern Ireland (LandWeb).
- Draft and lodge SDLT returns for applicable transactions.
- Assist with lender requirements including panel compliance, discharge requests and lender portal tasks.
- Workflow & Case Management
- Manage standard post-completion workflows, key dates and checklists.
- Monitor requisitions, respond accurately within deadlines, and escalate complex queries as needed.
- Maintain meticulous electronic records, including deeds schedules and audit trails.
- Support billing processes, disbursement postings and the preparation of completion statements.
- Searches & Filings
- Conduct priority and bankruptcy searches; manage OS1/OS2 priority periods and diary dates.
- Prepare and file Companies House documentation for property-related security (e.g. MR01).
- Communication & Client Service
- Liaise effectively with clients, lenders, fee earners and third parties.
- Provide clear updates and gather required information in a timely and professional manner.
- Continuous Improvement & Compliance
- Follow agreed processes, suggest sensible refinements and adopt new technology with confidence.
- Ensure compliance with SRA standards, Law Society of Northern Ireland guidance, firm policies and lending requirements.
Essential Skills & Experience
- Strong attention to detail with a methodical, organised approach.
- Confident communication skills, both written and verbal.
- Good numeracy and comfortable handling forms, portals and data.
- Ability to manage a busy workload, prioritise and meet deadlines.
- Collaborative approach with a willingness to ask questions and learn.
- Proficiency in Microsoft 365 and the ability to learn case management systems quickly.
Desirable
- Previous experience within property, conveyancing or a legal support role.
- Awareness of HM Land Registry, LandWeb, SDLT, lender requirements or Companies House processes.
