We are Pass the Keys Portsmouth & Chichester, an established and profitable holiday let management business built on a proven, scalable model. With strong operational foundations and a growing portfolio, we deliver high standards in guest experience, property care, and owner returns. As we enter our next phase of structured growth, we are seeking a commercially minded Manager to strengthen operations, drive performance, and help lead the business forward in the Portsmouth territory. This role combines sales, operations, and commercial accountability.

You will be responsible for driving the Portsmouth territory growth, delivering exceptional host and guest experiences, and ensuring strong financial performance. With an established leadership team and centralised operations support already in place, your focus will be on scaling the territory and unlocking its full commercial potential.

  • Own and deliver the territory growth plan, driving Net Booking Value (NBV) and property portfolio expansion
  • Take ownership of the territory P&L, with accountability for revenue growth and profitability
  • Drive new host acquisition through proactive sales activity and local partnerships
  • Manage and optimise the sales pipeline via HubSpot CRM
  • Build strong relationships with hosts to drive long-term retention
  • Ensure a consistently high-quality guest experience (target: 4.8⭐ reviews)
  • Act as the escalation point for key host issues and strategic accounts
  • Oversee day-to-day territory performance, supported by a centralised operations team
  • Recruit and develop local team members as the territory scales
  • Lead performance reviews and ensure KPIs are consistently achieved

Requirements

  • Essential
  • Experience in a hospitality management role with P&L responsibility (e.g. Operations Manager, General Manager, Business Development Manager)
  • Strong sales and commercial track record
  • Highly organised and data-driven approach
  • Excellent communication and stakeholder management skills
  • Self-starter with an entrepreneurial mindset
  • Full driving licence as travel around Portsmouth is required
  • Desirable
  • Experience in property, hospitality, or short-term rental management
  • Familiarity with CRM tools (HubSpot preferred)
  • Experience in a multi-site or franchise-style business
