We are seeking a reliable and experienced Maintenance Operative to join our property services team supporting a portfolio of care homes across South Wales. The successful candidate will be responsible for carrying out a variety of project taskings and reactive maintenance, supporting health and safety compliance, and ensuring a safe, functional, and comfortable environment for residents, staff, and visitors. This role requires a hands-on professional with good problem-solving skills, knowledge of property compliance standards, and a proactive approach to facilities upkeep in a care-based setting.

Key Responsibilities

  • Assist the project team with any refurbishment works being undertaken.
  • Carry out a wide range of maintenance tasks including plumbing, joinery, basic electrical repairs, painting, and general building fabric works.
  • Diagnose and resolve faults with minimal disruption to the care home environment.
  • Maintain accurate records of work undertaken using digital (CAFM) or manual systems.
  • Communication with management to prioritise tasks.
  • Communication with people we support to understand their preferences for their environment.

Health & Safety

  • Support the implementation of site-specific risk assessments and method statements (RAMS).
  • Ensure all works are carried out in compliance with relevant health and safety legislation and company policies.
  • Assisting fire safety checks, emergency lighting tests, and other regular safety audits.
  • Report any potential hazards or unsafe conditions promptly.

Compliance

  • Assist with regular statutory and regulatory inspections such as gas safety, water hygiene (Legionella), electrical safety (PAT and EICR), and fire systems.
  • Ensure maintenance activities meet the standards required by Company policy and other regulatory bodies and as directed by line manager.
  • Maintain service records and compliance logs for site equipment and building systems.
  • Liaise with external contractors and service providers to ensure timely and compliant service delivery.

Requirements

  • Proven experience in a similar maintenance role, ideally within healthcare, social care, or residential environments.
  • Sound knowledge of reactive maintenance practices and building systems.
  • Good understanding of DIY and a willingness to improve.
  • Basic understanding of health and safety legislation (e.g., COSHH, Manual Handling, Fire Safety).
  • Ability to prioritise workload and work under pressure.
  • Full UK driving licence and willingness to travel to multiple sites as needed.
  • Right to work in the UK.
  • DBS Checked (this will be paid for by the company).
  • The ability to work proactively as part of a small team as well as independently.
  • Awareness of CIW compliance requirements for care settings.
  • Experience in using digital facilities management systems or compliance tracking software.
  • Experience in manual trades.
