We are working with a highly regarded, boutique main contractor specialising in the delivery of high-end residential new builds and heritage restorations across the Home Counties and West London. The business has built an exceptional reputation for delivering bespoke, one-off homes and listed building refurbishments for private clients and estates. Their projects are design-led, detail-focused, and often involve close collaboration with leading architects and consultants. Due to a strong pipeline of secured work, they are now looking to appoint an experienced Estimator to support the pre-construction team across a range of high-value residential and heritage schemes. Projects typically range from £3m – £20m+, including new build country homes, complex refurbishments, and Grade I & II listed properties.
Candidates must have experience pricing high-end residential projects for private clients or high specification projects to be considered.
Duties and Responsibilities- Prepare accurate and competitive tenders from first principles across high-end residential and heritage projects
- Carry out detailed take-offs, pricing exercises, and tender analysis
- Issue subcontractor and supplier enquiries and manage the tender process through to submission
- Review drawings, specifications, and technical information to identify risk, opportunities, and value engineering options
- Liaise closely with clients, architects, consultants, and the internal delivery team throughout pre-construction
- Prepare cost plans, budgets, and tender documentation
- Attend site visits, pre-tender meetings, and client presentations where required
- Assess subcontractor returns and negotiate competitive rates
- Work collaboratively with operational teams to ensure successful handover of projects post-award
- Support procurement strategies and assist in developing key supply chain relationships
- Ensure tenders are completed within deadlines and to a high standard of presentation and accuracy
- Degree qualified in Quantity Surveying, Construction Management, or similar (preferred)
- Strong knowledge of construction methods, sequencing, and high-end finishes
- Excellent commercial awareness and attention to detail
- Strong communication and organisational skills
- Competent with estimating software and digital take-off tools
- Proven experience as an Estimator or Senior Estimator within the high-end residential sector
- MUST have experience pricing one-off homes, luxury residential developments, or private client projects
- Strong background in refurbishment, restoration, or listed buildings highly desirable
- Experience pricing projects from pre-construction through to contract award
- Experience working for a main contractor or high-end residential specialist
- Track record of delivering competitive tenders on bespoke, design-led projects
- Comfortable working in client-facing environments with high expectations and attention to detail
- Experience working alongside architects and design teams on complex residential schemes
