Building Services Manager to oversee three prison refurbishments. Works include Fire Safety improvements. FREELANCE OUTSIDE IR35 paying an excellent day rate or excellent salary and car allowance or brand new electric car.

Roles and Responsibilities:

  • The Building Services Manager will provide support to the Senior Building Services Manager to manage and competently lead the delivery of the Mechanical, Electrical and public health services installations of the schemes within the company's project portfolio.
  • You will be responsible for managing each stage of the project delivery process, ensuring all works are fully coordinated and delivered in accordance with the contract programme.
  • You will be an enthusiastic, self-motivated person able to work as part of a team, be methodical and have strong communication and interpersonal skills.
  • Responsible for managing regular progress review meetings and the preparation of stage reports for regular weekly/monthly updates within the business.
  • You will need to manage your own time regarding your day-to-day duties, where punctual project delivery is essential.

Knowledge / Experience:

  • A BTEC in Building Services Engineering, Operations and Maintenance Engineering or Mechanical Engineering or a HNC/HND/Degree in Building Services Engineering.
  • Considerable industry experience in design management of live schemes and pre-construction activities.
  • A strong team player comfortable liaising with differing management and client teams.
  • Strong IT skills.
  • A strong understanding of Quality, Safety, Environmental and Legislative systems and procedures.
  • An appreciation of phasing and construction programming.
  • Being able to identify risk and opportunity.
  • Strong written and verbal presentation skills.
  • Ability to work under pressure to tight timescales and deadlines.
  • Working knowledge of Breeam, Part L, Building Regs and industry standards.

Measures of Performance:

  • Assist the Project Manager with putting together a temporary services scope to meet the project requirements.
  • Managing the temp services provider to obtain quotes, and utility management including applying for POCs and meters.
  • Assist with the site coordination of the supply installations.
  • Procurement of utility packages to meet the project need and its load requirements.
  • Assisting the Project Manager with the removal of existing site services and agree programme for new utility installation dates.
  • Assisting the Site manager to coordinate the installation of the utilities on site and into the building.
  • Assisting the client to ensure any legal agreements are in place and signed off in good time.
  • Final meter readings and termination of contracts upon handover.
  • Undertake the management of the M&E design and its co-ordination - This will include chairing and minuting meetings between the various members of the design team.
  • Ensure an M&E Design Deliverables schedule is issued and regularly updated - to include drawings, schedules, schematics, reports, Tech Subs with timely commented responses.
  • To understand the project contract documents and liaise with Employer, consultants, Local Authority and tenants.
  • Chair and minute regular M&E progress meetings to ensure site installation is in accordance with the project programme.
  • Identify and resolve any co-ordination or blockers to M&E progress with subcontractor and site management team.
  • Carry out regular progress and quality audits to ensure compliance with project programme specification and workmanship standards are achieved.
  • TP to be issued, agreed, and followed on site, with regular checks throughout the construction phase.
  • Key hold points to be identified to ensure compliance with specification and a robust handover process is in place.
  • Ensure suitable RAMS are produced and approved prior to the onsite activity starting.
  • Ensure 3rd party subcontractor M&E interface requirements are catered for e.g., lifts/escalators, revolving/powered doors, entry/exit barriers, fire/smoke curtains, kitchens, swimming pools, car park equipment, telecomms providers etc.
  • Monthly BSM progress reports to be issued to Senior BSM for review prior to wider project team distribution.
  • Instigating and managing client and consultant inspections throughout the construction phase.
  • Deadlines are met or bettered.
  • Maintenance and development of the company profile with existing clients.
  • No adverse comments from clients.
  • Ensure individual M&E systems are tested & commissioned in accordance with the project programme.
  • Ensure systems are complete and operating in compliance with project specification.
  • Lead the client witness commissioning process and produce witness tracker and progress reports.
  • Lead and manage the Client / end user operational system training / demonstrations.
  • Post occupancy defect resolution with B&K aftercare manager.
  • Liaison with subcontractor to ensure timely issue of all project specific completion documentation, including certificates, O&Ms, Building Log Books and Building User Guides.
