An exciting opportunity has arisen for an experienced Senior Commercial Property Surveyor / Property Manager to join a well‑established local authority in the West Midlands. This is a senior role within a dynamic property team, offering the chance to manage a diverse commercial property portfolio while leading on high‑profile asset management and disposal projects that support the council's strategic objectives.
The Role
- You will take responsibility for the management of a varied commercial property portfolio, providing professional advice across a broad range of landlord and tenant matters, asset management initiatives and commercial property disposals.
- Working closely with internal stakeholders, legal teams and external consultants, you will play a key role in maximising the value of the council's property assets and delivering successful property transactions.
Key Responsibilities
- Managing a diverse commercial property portfolio.
- Leading complex commercial property disposals from inception through to completion.
- Delivering landlord and tenant matters including rent reviews, lease renewals, licences and lease negotiations.
- Providing strategic asset management advice to support the council's property objectives.
- Negotiating with tenants, developers, agents and solicitors.
- Identifying opportunities to enhance income generation and optimise the commercial estate.
- Supporting wider regeneration and corporate property initiatives.
About You
- Significant experience in commercial property management.
- A proven track record of delivering commercial property disposals.
- Strong knowledge of landlord and tenant legislation and commercial property practice.
- MRICS qualification.
- Excellent negotiation, communication and stakeholder management skills.
- The ability to manage a varied workload and work independently.
- Previous local authority experience is desirable but not essential.
