I am recruiting for an experienced Voids Coordinator to support a busy Housing Property team on an interim basis. This is an excellent opportunity for someone with a strong local authority or housing association background who has extensive experience managing and improving voids services. We're looking for someone who understands the challenges of delivering an efficient voids service and can drive performance improvements from day one.
The Role
You'll take ownership of the end-to-end voids process, reviewing current practices and implementing improvements to reduce turnaround times, improve quality and deliver better outcomes for residents. Working closely with housing, repairs, contractors and senior management, you'll ensure void properties are refurbished efficiently, within budget and ready for letting as quickly as possible.
Key Responsibilities
- Lead a full review of the voids process and implement service improvements.
- Manage the end-to-end void journey from property handover through to re-let.
- Monitor void performance using KPIs and identify areas for improvement.
- Work closely with repairs teams, contractors, housing officers and lettings teams.
- Challenge existing processes and introduce more efficient ways of working.
- Monitor void expenditure and identify opportunities for cost savings.
- Ensure void properties meet agreed lettable standards.
- Manage contractor performance, ensuring quality, compliance and value for money.
- Produce performance reports for senior management.
- Build strong working relationships across multiple departments to improve service delivery.
About You
I am looking for someone who has:
- Previous experience working within a Housing Council or Housing Association (essential).
- Significant experience coordinating and improving voids services.
- Strong knowledge of the end-to-end voids process.
- Experience managing repairs contractors and monitoring performance.
- A good understanding of housing repairs, maintenance and lettable standards.
- Experience using housing management and repairs systems.
- Excellent organisational, communication and stakeholder management skills.
- A proven track record of improving performance and delivering measurable service improvements.
- Confidence working with KPIs, budgets and performance reporting.
