A hands-on electrical lead role where you own the site, not just the task list. We’re looking for a strong electrically qualified Maintenance Engineer ready to step into a Site Lead position — someone who takes pride in running a site properly, keeps standards high, and leads by example on the tools. This role sits at the heart of the contract. You’ll be the go-to engineer on site, supporting the Contract Manager, ensuring plant and systems run safely and efficiently, and making sure compliance, documentation and day-to-day maintenance are always under control. As Site Lead Maintenance Engineer (Electrical), you will be responsible for both planned and reactive maintenance, ensuring the client’s assets remain safe, compliant and fully operational. You’ll balance technical delivery with site responsibility — overseeing standards, monitoring subcontractors, maintaining records, and acting as a key point of contact for site operations.

You will:

  • Support the Contract Manager in the day-to-day running of the site
  • Take ownership of plant performance, compliance, and maintenance quality
  • Work both independently and as part of a wider engineering team
  • Respond confidently to breakdowns, alarms and emergency situations

Key responsibilities

Maintenance & Technical Duties

  • Carry out planned and reactive maintenance across mechanical & electrical systems
  • Fault find on building services plant, responding to BMS alarms and using the system for first-line diagnostics
  • Maintain environmental conditions via BMS-controlled HVAC plant
  • Undertake repairs, small installations, and maintenance tasks as directed
  • Maintain full operational knowledge of plant, including:
  • Plant start-up & shutdown (normal and emergency)
  • Running checks and plant changeover
  • Fault finding and optimisation of plant run times

Compliance, Records & Systems

  • Complete all jobs via the CAFM system (simPRO) with full annotations and photographic evidence
  • Maintain logbooks for electrical, mechanical, water systems and H&S compliance
  • Produce and maintain:
  • Test reports
  • Service reports
  • Escalate any issues where statutory PPMs cannot be completed
  • Ensure all works follow Electricity at Work Regulations and safe systems of work
  • Site & Safety Oversight

    • Monitor subcontractor performance during specialist visits
    • Carry out regular housekeeping inspections to ensure:
    • Plant rooms are clean and safe
    • No H&S issues are present
    • Plant is operating to specification
  • Identify and escalate hazards or risks to the Contract/Account Manager
  • Isolate and make safe systems when required
  • Communication & Teamwork

    • Liaise professionally with clients, end users, and colleagues
    • Communicate maintenance impacts ahead of works
    • Keep Business Support informed of work progress
    • Share knowledge and support safe, continuous operations across teams

    Qualifications & Experience

    Essential

    • City & Guilds Level II/III (or equivalent) in Electrical discipline
    • 18th Edition IEE Wiring Regulations
    • Strong knowledge of Electricity at Work Regulations
    • Experience in building services / M&E maintenance
    • Experience fault finding on plant including:
    • Boilers, pumps, ventilation, generators
    • Switchgear, cables, small power & lighting

    Desirable

    • Mechanical qualification (C&G Level II/III or equivalent)
    • C&G 2391 Inspection & Testing
    • IOSH Working Safely
    • PASMA / IPAF (1b/3a/3b)
    • Unvented hot water training
    • Knowledge of BMS, generators, controls, HVAC systems, ACOPS L8, cooling towers
    • HV systems knowledge & certification
