Pareto FM is seeking an experienced and driven Contract Manager or Facility Manager to lead the delivery of integrated facilities management services at a high-profile, complex client site in London. This is a fully site-based leadership role, responsible for a large, multi-service operation spanning two buildings across six floors. You will take full ownership of operational delivery, team performance, client relationships, and commercial outcomes.

This role is ideal for a hands-on FM leader who thrives in a fast-paced, client-facing environment and enjoys building high-performing teams while driving service excellence.

The Role

As Contract Manager, you will act as the senior onsite representative for Pareto FM, accountable for the end-to-end delivery of both hard and soft FM services. You'll lead from the front — setting standards, managing performance, and ensuring the site operates safely, efficiently, and in line with contractual expectations.

Key Responsibilities

  • Operational Leadership
    • Full ownership of day-to-day FM operations across engineering, cleaning, and support services
    • Lead, manage and develop onsite teams, including Engineering and Housekeeping
    • Ensure consistent service delivery, quality standards, and service continuity
    • Act as the main escalation point for operational issues and incidents
    • Lead regular team meetings, setting clear priorities and driving accountability
  • Client & Stakeholder Management
    • Build strong, trusted relationships with client stakeholders and building management teams
    • Lead weekly client meetings, providing clear updates on performance, risks and improvements
    • Manage client feedback, issues and escalations through to resolution
    • Support wider account strategy through participation in governance meetings
  • Commercial & Financial Performance
    • Support the financial performance of the contract, including cost control and resource planning
    • Manage and track extra works, ensuring accurate capture and billing
    • Support budgeting, forecasting and variance reporting
    • Identify opportunities for efficiencies, cost savings and service improvements
  • Performance, Compliance & Risk
    • Ensure full compliance with statutory, regulatory and contractual requirements
    • Own site compliance, including PPMs, reactive works and audit readiness
    • Monitor and drive performance against KPIs and SLAs
    • Oversee subcontractor performance and ensure value for money
    • Support business continuity planning and incident management
  • Health & Safety
    • Promote and maintain a strong health & safety culture across the site
    • Ensure safe systems of work are in place and consistently followed
    • Work closely with the H&S team to maintain compliance and best practice
  • Projects
    • Lead delivery of small to medium-sized projects from scope through to completion
    • Manage stakeholders, timelines and budgets
    • Ensure projects are delivered safely, on time and to a high standard

What We're Looking For

We're looking for a confident and capable FM leader who can take ownership of a complex site and deliver consistently high standards. You will have:

  • Proven experience as a Contract Manager, Facilities Manager or similar senior FM role
  • Strong knowledge of soft services, with a solid understanding of hard services
  • Experience managing integrated FM services in a client-facing environment
  • Strong leadership skills with the ability to motivate, develop and challenge teams
  • Excellent communication and stakeholder management abilities
  • Strong organisational and problem-solving skills
  • Experience using CAFM systems and BMS platforms
  • High level of IT literacy, including Google Workspace / Microsoft tools
  • A resilient, adaptable approach in a fast-paced operational environment
