As a maintenance operative, you will be responsible for undertaking both planned and reactive maintenance. The purpose of the role is to carry out day-to-day maintenance supporting the Contract, Supervisor, or Management, ensuring the clients' assets are maintained in a safe, efficient, and functional order. You will be extremely well organized, possess the ability to work to agreed timescales, respond to emergency situations, and work well as part of a team as well as independently.

Key Responsibilities and Accountabilities:

  • Maintaining and keeping in good repair the client's mechanical & electrical systems along with all associated components.
  • Reviewing and checking on sub-contractor performance during specialist service visits or repairs.
  • Maintaining a safe and healthy workplace.
  • Completing simPRO / instruction sets with annotated photos upon maintenance completion.
  • Keeping logbooks for electrical, mechanical, water systems, including health and safety documentation.
  • Reporting issues with statutory planned maintenance to TSM and Management.
  • Maintaining comfortable environmental conditions via HVAC systems.
  • Performing reactive repairs and fault finding on mechanical and electrical systems, responding to BMS alarms.
  • Notifying TSM and Management of potential hazards.
  • Having full operational knowledge of all plant and services under your responsibility, including start-up, shutdown, and changeover procedures.
  • Conducting regular walk-rounds to ensure cleanliness, safety, and proper functioning of plant rooms and systems.
  • Communicating effectively with clients and end-users, both written and verbal.
  • Carrying out maintenance, repairs, and small installations as directed.
  • Maintaining records related to health & safety, building compliance, and QA (test reports, service reports).
  • Developing good team relationships and keeping supervisors informed of work progress.
  • Communicating maintenance activities' impact and ensuring safety and operational procedures are followed.
  • Immediately reporting hazards or safety concerns to TSM and Contract Manager.
  • Responsible for isolating, making safe, and confirming safety of plant and services.
  • Working overtime as required, including evenings, weekends, and holidays.
  • Undertaking any other duties as required by Contract, Supervisor, or Management.

Knowledge/Skills/Experience:

  • City & Guilds Level III or equivalent in Electrical and Mechanical disciplines (essential).
  • City & Guilds BS 2391 Level 3 Electrical Inspection & Testing (desirable).
  • IOSH Working Safely (desirable).
  • PASMA and IPAF certifications (desirable).
  • Good understanding of Electricity at Work Regulations and safe working practices (essential).
  • Training in unvented hot water systems (desirable).
  • Experience with BMS, generators, controls, lighting, plumbing, drainage, and HVAC systems.
  • Knowledge and certification for high voltage systems (desirable).
  • Experience in maintenance, testing, and fault finding on various equipment including boilers, pumps, generators, switchgear, cables, batteries, and lighting.
  • Customer-focused attitude, flexible working style, excellent communication skills, and team player mentality.
  • Ability to prioritize and work under pressure, maintaining confidentiality.
