This is a hands-on leadership role where you’ll be responsible for ensuring all mechanical and electrical systems are maintained safely, efficiently, and in full compliance — while supporting and developing a small on-site engineering team. If you’re technically strong, confident leading others, and thrive in a structured but fast-paced environment, this is an excellent opportunity to step into a senior engineering position.
The Role
You’ll lead the day-to-day delivery of planned and reactive maintenance, ensuring all building services are operating safely and effectively. Working closely with the Contract Manager and on-site team, you will take responsibility for technical standards, compliance, and operational performance.
Key Responsibilities
- Deliver planned preventative maintenance (PPM) and reactive maintenance across M&E systems
- Lead and oversee maintenance of all building services plant and equipment
- Supervise subcontractors and review works to ensure compliance with RAMS and standards
- Complete and manage simPRO tasks, ensuring photographic evidence and accurate records
- Maintain statutory compliance records, logbooks and technical documentation
- Support and ensure completion of statutory planned maintenance programmes
- Monitor and maintain optimal environmental conditions via HVAC systems
- Respond to BMS alarms and first-line diagnostics
- Carry out fault finding and reactive repairs across mechanical and electrical systems
- Identify and escalate health & safety risks and plant reliability issues
- Oversee plant operations including start-up, shutdown, changeover and optimisation
- Conduct regular site walk-rounds to ensure safety, cleanliness and operational performance
- Act as the key technical point of contact for the client and internal teams
- Support small installation and repair works where required
- Ensure all works are completed safely and within compliance standards
- Maintain strong communication with management, reporting progress and issues
- Support and mentor junior engineers on site
- Participate in an on-call rota (1 in 8, post probation) with £200 weekly standby
Team Structure & Support
You will lead a team of 2 on-site engineers plus on-site contract support, reporting directly to the Line Manager / Contract Manager, supported by wider Pareto FM engineering and operations teams. Strong emphasis on collaboration, knowledge sharing and team development.
Skills & Experience
- Fully qualified in Mechanical or Electrical Engineering (Level 2/3 or equivalent)
- Strong experience within Building Services / M&E maintenance
- Proven experience as a Lead Engineer or senior technical role
- Strong understanding of building compliance and statutory maintenance
- 18th Edition (if electrically biased)
- IOSH Working Safely (desirable)
- IPAF / PASMA (essential)
- Strong fault-finding experience across:
- Boilers
- HVAC systems
- Pumps
- Generators
- Switchgear
- Lighting & small power
- Water systems and associated plant
- Knowledge of BMS systems and controls
- Experience with ACOP L8 water systems (desirable)
About You
- Confident leading a small engineering team
- Strong communicator with a professional approach
- Able to manage workload in critical and time-sensitive environments
- Customer-focused and solutions-driven
- Highly organised with strong attention to compliance and safety
- Able to work independently and take full ownership of site performance
On-Call & Overtime
- On-call rota: 1 in 8 (post 6-month probation)
- Weekly standby allowance: £200
- Overtime available as required
