We're looking for a proactive and detail-driven Planned Works Surveyor to join our Property Services team. You'll oversee contractors and consultants, manage pre-works and on-site activity, prepare specifications and tender documents, and ensure programmes are delivered safely, efficiently and in line with regulatory requirements. You'll also support future planning by providing insight and data to inform upcoming programmes and budgets.
This is a varied and rewarding role where you'll work closely with colleagues across Property Services, Customer & Neighbourhood teams, Health & Safety, and external partners to deliver great outcomes for residents.
- Manage contractors and consultants to ensure high-quality, safe and value-for-money delivery
- Oversee pre-works and on-site delivery of investment programmes across the property portfolio
- Ensure compliance with HHSRS, Decent Homes, Building Regulations and CDM 2015
- Provide monthly reporting on KPIs, programme progress, quality and resident satisfaction
- Support contract management and performance monitoring through regular meetings
- Assist in future programme planning by providing survey data and insight
You're a confident surveyor with strong technical knowledge and the ability to manage multiple contracts at once. You communicate clearly, solve problems effectively and use evidence-based decision-making to ensure works are safe, compliant and high quality. You understand the social housing environment and the importance of delivering services that meet residents' needs.
- Experience working in a social housing environment
- Experience managing multiple contracts and monitoring contractor performance
- Experience conducting property surveys and component replacement surveys
- Knowledge of JCT contracts, CDM 2015, and housing standards
- Strong understanding of building pathology, regulatory compliance and Health & Safety
- Good IT skills and confidence with financial assessments
- Physically capable of carrying out site inspections
- Full UK driving licence and access to a vehicle/business insurance
- Experience with asset management systems or digital surveying tools
