About the role \n Due to a recent promotion within our Surveying team, we are looking for a Building Surveyor to join our Surveying Services team and help ensure our homes remain safe, well-maintained and compliant. You will carry out technical inspections, diagnose building defects, prepare clear specifications and oversee small works from instruction through to completion. The role covers a wide geographical area and requires confident site based working, report writing, strong technical judgement and a professional, customer focused approach. \n Key responsibilities \n \n \n Carry out technical inspections including damp and mould, disrepair, voids, FRA remedials, environmental health concerns, energy efficiency and general condition \n \n Diagnose building defects and prepare clear technical recommendations, schedules of work and specifications \n \n Support reviews of structural and non-structural alteration requests and complete post-inspections \n \n Provide technical input into new-build defect management \n \n Ensure compliance with HHSRS, Decent Homes, FFH, building regulations and CDM 2015 \n \n Produce accurate reports within agreed templates, standards and KPIs \n \n Manage small works projects from specification through to completion \n \n Support contract administration and monitor contractor performance \n \n Communicate findings professionally with residents, colleagues, contractors and partners \n \n Build strong working relationships across Property Services and Customer and Neighbourhood teams \n \n Contribute to service improvement, team KPIs and continuous professional development \n \n Our expectations \n \n \n High quality inspections completed consistently and on time \n \n Clear, accurate specifications and reports \n \n Effective diagnosis and escalation of building defects \n \n Strong contractor oversight and value-for-money decision making \n \n Professional communication with residents and partners \n \n Reliable contribution to team performance, KPIs and service standards \n \n Proactive approach to learning, CPD and technical development \n \n About you \n Essential Criteria \n \n \n HND in Building Construction or degree in Building Surveying \n \n Strong experience carrying out property surveys and diagnosing building defects \n \n Ability to prepare specifications, schedules and detailed technical reports \n \n Knowledge of JCT contracts, CDM 2015 and housing standards \n \n Competence in assessing HHSRS compliance \n \n Strong diagnostic, organisational and problem-solving skills \n \n Experience monitoring contractors or consultants \n \n Good IT skills and confidence with financial assessments \n \n Physically capable of undertaking site inspections \n \n Full UK driving licence and access to a vehicle \n \n Desired Criteria \n \n \n MRICS or MCIOB (or working towards) \n \n Experience working within social housing \n \n Benefits \n At SettleParadigm, we believe in creating an environment where our people feel valued, supported, and inspired to grow.
