We’re looking for an experienced New Build Sales Manager to lead our sales programme across new build and affordable home ownership schemes. If you’re passionate about delivering high quality, affordable homes and improving residents’ lives, this role offers the opportunity to make a real social impact. As there will be travel to sites, you will ideally need to live within a commutable distance of our area of operation (SE counties: Bucks, Beds, Berks, Herts, Cambs, Oxfordshire and some Greater London postcodes). Office base can be either High Wycombe, Bucks or Letchworth, Herts and you will need your own transport. This is a hybrid role where office attendance is required for around 2 days per week.

What you’ll be doing:
- Leading, coaching and motivating the New Build Sales Team
- Managing sales schemes and transactions to deliver a seamless customer journey
- Overseeing marketing, launch and progression of sales across all tenure types
- Ensuring compliance with Homes England and all regulatory requirements
- Managing valuations, estate agent performance and complex sales cases
- Reporting on KPIs, risks, sales performance and market intelligence
- Supporting new business appraisals and regeneration opportunities
- Driving improvements across sales systems, processes and documentation
What we’re looking for:
Experience:
- Proven success delivering new homes sales, especially Shared Ownership
- Experience leading people and managing multiple sales schemes
- Strong cross functional working across Finance, Legal, Housing and Development
- Confident using CRM, sales or housing systems
- Experience improving processes, identifying risks and managing contracts
- Experience preparing reports and presenting to senior stakeholders
Knowledge:
- Strong understanding of new build and affordable home ownership sales
- Good knowledge of the social housing sector and regulatory requirements
- Ability to interpret legal and financial information confidently
Skills & behaviours:
- Positive, solutions focused and proactive
- Strong communicator and relationship builder
- Confident decision maker with early risk spotting ability
- Strong numeracy and excellent written and verbal communication skills
- Full driving licence and access to a vehicle

Success in this role means leading a motivated, high performing Sales Team that delivers excellent sales and customer service customer journeys and professionally marketed schemes, while building strong relationships with internal colleagues and external partners. You will provide accurate reporting, proactively manage risks across the sales programme, and drive continuous improvements in systems and processes to support efficient, customer focused delivery.

Working Hours & Additional Pay:
Standard hours: 9am to 5.30pm Monday to Thursday and 9am to 5pm on Friday
