Panoramic Associates is partnering with a well-established South West-based property consultancy that is looking to appoint an experienced Chartered Building Surveyor at Associate level. This is a role for someone who is comfortable taking responsibility for their own projects, dealing directly with clients and providing advice that goes beyond simply identifying a problem.
The consultancy works across a varied portfolio, so you'll have the opportunity to get involved in everything from condition and pre-acquisition surveys through to complex defects, refurbishment, dilapidations and major maintenance projects.
What You’ll Actually Be Doing
- Manage a varied portfolio of building surveying instructions, taking projects from the initial assessment through to completion.
- Your work will include condition and pre-acquisition surveys, technical due diligence, planned maintenance, defect diagnosis, dilapidations and reinstatement cost assessments.
- Prepare reports, specifications, schedules of work and contract documentation for refurbishment, repair and improvement projects.
- Take responsibility for project delivery, including budgets, procurement, contract administration, contractor management and, where required, acting as Employer's Agent.
- Provide practical advice on building defects, maintenance strategies, refurbishment, acquisitions, lease obligations and neighbourly matters.
- Undertake Party Wall work and act as a CDM Principal Designer or Advisor, ensuring projects meet the relevant health and safety, Building Regulations and professional standards.
- Work directly with clients, consultants, contractors, local authorities and statutory bodies, building relationships and ensuring projects are delivered professionally and commercially.
- Support the development of more junior members of the team, providing technical guidance and sharing your experience with graduate and assistant surveyors.
- Contribute to the wider growth of the consultancy through client relationships, fee proposals, tender submissions and identifying opportunities for repeat and additional work.
- Work across a broad range of building consultancy instructions while developing client relationships and taking greater ownership of the service.
About You
You’ll be a Chartered Building Surveyor with a broad technical background and the confidence to take ownership of projects and client relationships. Your experience is likely to include several of the following:
- Condition and maintenance surveys
- Pre-acquisition and technical due diligence
- Building defects and diagnosis
- Refurbishment and repair projects
- Dilapidations
