Formed in April 2006 as an Arms Length Management Organisation (ALMO) we work in partnership with Sutton Council and its residents, managing over 6,000 council properties and over 1,470 leasehold properties in Sutton.

Sutton Housing Partnership is looking for a Head of Major Works Delivery to take ownership of a significant capital investment programme across its housing stock. This is a senior leadership role, responsible for driving performance, quality and value across major works projects typically ranging from £1m–£5m.
You'll be leading from the front setting direction, managing delivery and making sure both residents and the organisation see real, measurable results.
In UK social housing, major works programmes are one of the biggest drivers of both resident satisfaction and long-term asset value get it right, and you impact thousands of homes in a very real way.
Key Responsibilities Will Include:
You'll lead the Major Works function, delivery team, ensuring programmes are delivered safely, compliantly and to a high standard, while maintaining a strong focus on resident experience and value for money.
This is a role where you'll need to balance commercial awareness with social purpose managing contractors, controlling budgets and improving services, while keeping residents at the centre of delivery.
- Leading and developing the Major Works team to deliver a high-performing, accountable service
- Overseeing delivery of capital programmes (£1m–£5m), ensuring works are completed on time, within budget and to the required quality
- Managing contractors and supply chain partners, ensuring strong commercial control and contract compliance
- Driving resident engagement across major works programmes, ensuring communication is clear and customer experience is prioritised
- Ensuring full compliance with asset management, building safety and CDM regulations
- Owning budget planning, forecasting and financial performance across programmes
- Leading service improvement initiatives to drive efficiency, performance and value for money
- Working closely with senior leadership and internal teams to align delivery with wider organisational objectives
Qualifications Required:
- A professional building services qualification, e.g., RICS, CIOB
Essential Requirements:
- Solid track record delivering major works programmes in social housing
- Experience managing capital investment in the £1m–£5m range
- Proven leadership teams respond to you, performance follows
- Strong contractor and commercial management
- Good working knowledge of building safety, compliance and CDM
- Budget management and financial reporting experience
- RICS, CIOB or CIH qualification, or actively working towards one
