Bristol Working:
Hybrid Salary:
Β£65,000.00 Experience:
5+ years PQE Panoramic Associates is partnering with a well-established South West-based property consultancy that is looking to appoint an experienced Chartered Building Surveyor at Associate level. This is a role for someone who is comfortable taking responsibility for their own projects, dealing directly with clients and providing advice that goes beyond simply identifying a problem. The consultancy works across a varied portfolio, so you'll have the opportunity to get involved in everything from condition and pre-acquisition surveys through to complex defects, refurbishment, dilapidations and major maintenance projects What You'll Actually Be Doing
You'll manage a varied portfolio of building surveying instructions, taking projects from the initial assessment through to completion. Your work will include condition and pre-acquisition surveys, technical due diligence, planned maintenance, defect diagnosis, dilapidations and reinstatement cost assessments. You'll also prepare reports, specifications, schedules of work and contract documentation for refurbishment, repair and improvement projects. You'll take responsibility for project delivery, including budgets, procurement, contract administration, contractor management and, where required, acting as Employer's Agent. Clients will look to you for practical advice on building defects, maintenance strategies, refurbishment, acquisitions, lease obligations and neighbourly matters. You'll also have the opportunity to undertake Party Wall work and act as a CDM Principal Designer or Advisor, ensuring projects meet the relevant health and safety, Building Regulations and professional standards. The role has a strong client-facing element. You'll work directly with clients, consultants, contractors, local authorities and statutory bodies, building relationships and making sure projects are delivered professionally and commercially. You'll also have responsibility for supporting the development of more junior members of the team, providing technical guidance and sharing your experience with graduate and assistant surveyors. Alongside project delivery, you'll contribute to the wider growth of the consultancy through client relationships, fee proposals, tender submissions and identifying opportunities for repeat and additional work. Rather than being restricted to one type of survey or project, you'll have the opportunity to work across a broad range of building consultancy instructions while developing your client relationships and taking greater ownership of the service. About You
You'll be a Chartered Building Surveyor with a broad technical background and the confidence to take ownership of projects and client relationships. Your experience is likely to include several of the following: Condition and maintenance surveys Pre-acquisition and technical due diligence Building defects and diagnosis Refurbishment and repair projects Dilapidations Contract administration Employer's Agent duties Party Wall matters CDM / Principal Designer responsibilities Building Regulations and statutory compliance You don't need to be an expert in every area listed above. What's important is that you have a strong core building surveying background and can apply that knowledge to different types of projects and clients. As a Associate, you'll also need to demonstrate experience supporting junior surveyors, managing client relationships and contributing to fee proposals, tenders or business development. Interested?
If you're a Chartered Building Surveyor in Bristol who is ready for more responsibility, broader project exposure or the next step towards Associate level, I'd be happy to have a confidential conversation. Even if you're not actively looking, it's worth having a conversation if the scope of the role sounds closer to where you want your career to go.
