Job Description:
Working as part of the commercial team and reporting to the Director, the duties would include assisting with the following:
- Labour Only Sub-Contractor (LOSC) & Subcontractor Management:
- Accurately prepare take off of works to determine labour schedules and wallbooks.
- Ongoing measurement of works and communication with LOSC operatives and site team in this regard.
- Accurate valuation of payments to be processed to LOSC.
- Procure, Issue and Manage all elements relating to any bona-fide sub-contractor orders and payments.
- Cost / Cash Management:
- Formulate cash flow forecasts – Value and costs to be issued to Directors for cash management.
- Preparation, submission and agreement of Final accounts within a maximum of 3 months from completion of project.
- Assist Senior QS to Prepare and update contract workbooks (materials, labour and value).
- Supply Chain Management / Resource Management:
- Assist site teams in preparation and production of material schedules – both pre contract and during live project.
- Contract Risk and Opportunity:
- Prepare and agree all variations, ensuring accurate record keeping and timely presentation to client.
- Management of claims and disputes – submission of all required documentation to substantiate this.
- Identify opportunities for value engineering and betterment on material opportunities.
- Create, maintain and update risk & opportunity register for your live projects.
- Monitor progress on site against contract programme and where required, prepare claims for extension of time/additional preliminaries in a timely manner with input from the contract manager.
- Reporting:
- Monthly preparation and analysis on commercial position of live project(s).
- Accurate preparation, completion and submission of CVRs reports.
- Accurate preparation, completion and submission of OTFs including accurate forecast costs to completion.
- Preparation of all information relevant for MPR meetings – this includes preparation of MPR commercial report.
- Provide commercial support to the Directors to ensure all correspondence issued to clients is in accordance with contractual obligations.
- Client Management:
- Maintain professional relationship with key client stakeholders, ensuring high level of service is maintained throughout, particularly if dealing with claims and disputes.
- Deal with all client issues quickly and efficiently, removing where possible chance of late (or zero) payments to us.
- Issue of commercial correspondence to client including; extension of time/delay notifications and variations.
- Strategy & Policy:
- Take part in and prepare all relevant information for Post contract review meetings – ensuring lessons learnt and best practice is utilised on future projects.
- Actively challenge procedures that are in place to create more efficient ways of working and / or commercial, financial gain.
Requirements:
- Surveying Degree or an equivalent qualification/experience.
- Experience of working for a Specialist Contractor.
- Design and build experience, ideally with JCT contracts.
- Excellent communication skills.
- Experienced in commercially managing large scale projects.
- Proficient in the use of Microsoft Word, Excel and Outlook.
