Mechanical Project Manager – Commercial / Light Industrial New Build

Our client is a well-established M&E Installation Contractor with a 40m annual turnover, delivering high-value commercial and light industrial projects across the region. Due to continued growth, they are seeking an experienced Mechanical Project Manager to take ownership of a large-value new build project near Windlesham, overseeing all mechanical works and managing multiple specialist subcontractor packages. This is a construction development requiring building services experience

Rates depending on qualifications and experience circa 275 / 350 per day

The Role

As the Mechanical Project Manager, you will be responsible for the full project life-cycle of the mechanical installation, ensuring delivery on time, within budget, and to the highest quality standards. You will act as the key interface between the client, consultants, subcontractors, and internal teams.

Key Responsibilities:

  • Manage and coordinate all mechanical subcontractor packages (HVAC, plumbing, public health, plant, specialist systems).
  • Review design drawings and specifications, raising RFIs and technical queries where required.
  • Programme management: track progress, sequencing, and integration with electrical and structural works.
  • Oversee procurement schedules, delivery of materials, and subcontractor resourcing.
  • Chair mechanical coordination and progress meetings with subcontractors and stakeholders.
  • Ensure compliance with health & safety legislation and company procedures.
  • Monitor quality standards, carry out inspections, and oversee commissioning and handover.
  • Maintain regular reporting on project progress, risks, and financial performance.
  • Troubleshoot issues on site (design clashes, installation conflicts, sequencing delays, client changes).
  • Manage variations and change control with both subcontractors and end clients.
  • Liaise with the end client and professional team, providing solutions to maintain programme and budget.
  • Work closely with commercial teams on valuations, forecasts, and cost control.

Skills & Experience

  • Strong track record delivering large-scale mechanical packages within commercial or light industrial new build projects. (at least 6 years)
  • Excellent subcontractor management and leadership skills.
  • Some knowledge of a computer based Estimation package, MS project or Asta Powerproject and a good working knowledge of Excel and Word would be an advantage.
  • Ability to solve technical and logistical problems quickly and effectively.
  • Strong communication skills for dealing with end clients, consultants, and subcontractors.
  • Good understanding of commissioning processes and project close-out.
  • Commercial awareness and ability to manage budgets, variations, and risks.

Qualifications

  • HNC / HND in Mechanical or Building Services Engineering required.
  • SMSTS / 1st aid
  • CSCS
  • Driving license and own transport
