A leading UK Design & Build fit-out contractor is looking for an experienced Pre-Construction Manager to join its growing regional operation. The role covers Bristol, the M4 corridor and South Wales, offering the flexibility to work from home while visiting live projects, client sites and prospective schemes. The business specialises in office fit-out projects, with individual projects typically ranging from £550,000 to £2 million. Experience within D&B office fit-out is therefore essential.
The Role
- Preparing project costs, budgets and tender information from client requirements
- Managing subcontractor tender enquiries and reviewing returned prices
- Analysing and negotiating subcontractor quotations
- Identifying opportunities for value engineering and cost savings
- Coordinating subcontractor site surveys and reviewing scope of works
- Preparing specifications, tender documentation and pre-contract programmes
- Supporting client presentations and new business opportunities
- Coordinating Planning, Building Control and Licence to Alter requirements
- Working with the construction team to ensure a smooth project handover
- Negotiating subcontract packages, variations and final accounts where required
- Ensuring proposed works comply with relevant Building Regulations, Planning requirements and CDM obligations
About You
The successful candidate will have a strong pre-construction, estimating or commercial background within the fit-out sector. Experience should include:
- Design & Build office fit-out
- Cost planning and estimating
- Subcontractor procurement and tender analysis
- Value engineering
- Pre-contract project management
- Client-facing communication and presentations
- Microsoft Excel and other Microsoft Office packages
- Knowledge of JCT contracts would be advantageous
- 5+ years' construction industry experience would be preferred
