Major Works Surveyor - Surrey in West Horsley

Are you an experienced Surveyor looking for a role where you can make a real difference to residents and their homes? We are looking for an experienced Major Works Surveyor to join our Asset Management team at PA Housing. You will take responsibility for managing major repairs and planned works across our London and South East properties, from the initial diagnosis and specification right through to completion.

You will work across a wide range of projects, including structural repairs, damp works, roofing, drainage, insulation, fencing and major aids and adaptations. You will also manage Party Wall enquiries and tenant alteration requests, ensuring projects are delivered to a high standard, provide value for money and, most importantly, achieve great outcomes for our residents.

This is a role where your technical expertise really matters, but so does the way you work with people. You will build strong relationships with residents, contractors and colleagues, making sure customers are kept informed and supported throughout works that can have a significant impact on their homes.

What you will be doing:

• Manage major repairs and planned works from initial diagnosis through to completion, ensuring projects are delivered on time, within budget and to a high standard
• Work across a varied programme of projects including insurance works, structural damp, major drainage, ground works, roofing, fencing, insulation and major aids and adaptations
• Visit properties to diagnose issues, scope works and develop clear specifications
• Prepare and review specifications, Bills of Quantities, estimates, cost plans and tender documentation
• Procure and manage contractors, ensuring works meet agreed standards, timescales, budgets and health and safety requirements
• Carry out pre-start, work in progress and post-completion inspections to monitor quality and address issues quickly
• Manage contractor valuations, variations, interim payments and final accounts within delegated authority
• Work closely with Resident Liaison Officers to ensure residents are kept informed and supported throughout major works
• Listen to residents, understand their circumstances and help manage expectations where works may cause disruption or require decanting
• Deal with tenant alteration requests and Party Wall enquiries, providing clear technical advice and guidance
• Provide advice to contractors and colleagues on technical, contractual and property matters
• Respond professionally to customer concerns and complaints, helping to achieve positive outcomes
• Ensure projects deliver value for money while maintaining a high standard of service for residents
• Keep accurate project information and ensure all work complies with relevant legislation, policies and health and safety requirements
• Look for opportunities to improve how we deliver major works and challenge existing approaches where there is a better way of doing things

What we are looking for:

• At least two years experience delivering major works or stock investment within social or private residential housing
• Strong technical knowledge across domestic property maintenance and major works
• Experience taking projects from inception through to final delivery
• Experience managing contractors and suppliers through long term contracts, including JCT Measured Term Contracts or similar
• Strong pre and post contract experience, including specifications, estimates, cost plans, Bills of Quantities and tender reports
• Understanding of contract administration, including variations, valuations and final accounts
• Experience delivering projects that provide excellent customer experience and satisfaction
• Strong quality control and inspection skills
• Confident using Microsoft Word, Excel and Outlook, with experience using Microsoft Project and NBS software
• Experience using Keystone Planned Maintenance or a similar asset management system
• Highly organised and able to manage several projects and deadlines at the same time
• Able to analyse complex information and explain it clearly to residents, colleagues and contractors
• Confident influencing and negotiating with a range of stakeholders
• Excellent communication skills and know how to build positive relationships
• Put customers first and understand the importance of balancing customer experience with value for money
• Bring a practical, proactive and solutions focused approach to your work
• Comfortable working independently, taking ownership and making decisions

This role requires the successful candidate to complete a standard DBS check. A standard DBS check will show any spent and unspent convictions. This role will be required to visit/support PA Housing residents in their own homes on a regular basis.
