OX Living is a multi award-winning Co-Living property group delivering high-quality shared homes for young professionals across Oxfordshire. We’re now looking for a proven, highly organised Project Manager to take full ownership of multiple refurbishment and conversion projects from feasibility through to handover. This is a hands-on, autonomous role for someone who takes pride in execution and delivery without being chased.
You’ll be responsible for circa 12 refurbishment projects per year, working closely with our in-house architect, build teams, and senior leadership to deliver consistently high-quality homes on time and on budget. You will have full accountability for time, cost, quality and handover.
Key responsibilities include:- Assessing new opportunities and completing viability reviews
- Oversight and liaison on planning application strategy, working close with our in-house Architect
- Appointing and managing contractors, consultants, and suppliers
- Creating and managing schedules of works and project programmes
- Ensuring HMO Housing Standards Amenities Guidelines are consistently met
- Reviewing scopes, costs, and variations to ensure value for money
- Regular site visits to monitor quality, programme, and budget
- Liaising with Building Control and Housing Standards (HMO Licensing)
- Managing snagging, completion, and handover to operations
- Updating project dashboards and reporting progress internally
- Flagging risks early and solving problems proactively
- Minimum 4 years’ experience in Project or Construction Management
- Proven experience managing multiple live sites at once
- Demonstrable abilities in organising and managing self and others
- High attention to detail and pride in quality
- Excellent time management and prioritisation skills across a range of activities
- First class communication skills, both internally with the rest of the Project Team, and Main Contractors as well as externally with Agents, Surveyors, Consultants and Investors
- Confident dealing with contractors, consultants, and stakeholders
- Ability to work independently and execute tasks without follow-up
- Strong IT literacy
- Full UK driving licence
- Residential refurbishment or HMO experience
- Experience working in fast-moving or entrepreneurial environments
- Flexible attitude to cope with a variety of duties which may be required at short notice
- Strong problem-solving mindset
- Calm under pressure and comfortable with deadlines
- Excellent verbal and written English skills

Our offices are based in Bucknell, near Bicester. We are looking for someone who can reliably commute to this office and our sites that are based around Oxfordshire.
