A leading Tier 1 main contractor is seeking an experienced Project Manager to lead the delivery of a 32-storey Purpose-Built Student Accommodation (PBSA) development in Acton, West London. The successful candidate will take full responsibility for the safe, on-time, and on-budget delivery of the project, managing multidisciplinary teams through all phases of construction from mobilisation through to completion and handover. The scheme involves high-rise concrete frame construction with complex façade, MEP integration, and high-quality internal fit-out, requiring strong leadership, programme control, and stakeholder management skills.

Key Responsibilities

  • Take full ownership of the planning, coordination, and execution of the 32-storey student accommodation scheme.
  • Lead and manage the site management team, including Construction Managers, Site Managers, Engineers, and support staff.
  • Ensure the project is delivered in accordance with programme, budget, quality, and safety targets.
  • Report regularly to the Project Director and senior leadership on progress, risks, and performance.
  • Develop, manage, and maintain the master construction programme.
  • Coordinate sequencing of RC frame, façade installation, MEP services, and internal fit-out.
  • Identify programme risks and implement mitigation strategies to maintain delivery milestones.
  • Ensure effective interface management between subcontractors and trade packages.

Commercial & Contract Management

  • Work closely with the Commercial Manager / Quantity Surveyor to control costs and manage procurement strategies.
  • Monitor project financial performance including cost reporting, variations, and change control.
  • Ensure subcontractor packages are delivered in accordance with contractual obligations.

Health, Safety & Compliance

  • Champion a zero-harm safety culture across the site.
  • Ensure compliance with UK construction regulations, CDM requirements, and company safety procedures.
  • Oversee site inspections, audits, and risk assessments.

Quality Assurance

  • Maintain strict adherence to quality standards and inspection regimes.
  • Oversee defect management, commissioning, and handover procedures.
  • Ensure the completed building meets client specifications and building regulations.

Stakeholder Management

  • Act as the primary interface with the client, consultants, and local stakeholders.
  • Lead coordination with architects, engineers, and specialist consultants.
  • Manage relationships with local authorities, statutory bodies, and utilities where required.

Candidate Requirements

  • Track record of managing projects £80m+ in value for a main contractor.
  • Experience with reinforced concrete frame structures and high-rise construction.
  • Strong understanding of construction sequencing for towers exceeding 25 storeys.

Qualifications

  • Degree or equivalent in Construction Management, Civil Engineering, or related discipline.
  • Professional membership (or working towards) such as MCIOB, RICS, or ICE.
  • Valid SMSTS and CSCS certification.
  • Strong leadership and team management skills.
  • Excellent programme and risk management capabilities.
  • High level of commercial awareness.
  • Effective communication and stakeholder engagement skills.
  • Ability to manage complex, fast-paced construction environments.
  • Familiarity with West London planning and logistics constraints.
  • Experience on city-centre or constrained urban sites.
