Position Summary

An extension of a client office is seeking an experienced technical specialist to take portfolio-wide ownership of mechanical, electrical, AV and aftercare (maintenance) matters across the principals' portfolio. The role works closely with contractors and consultants to review M&E and AV design and installation on live construction projects, and directs aftercare and maintenance performance across completed properties.

This is a hands‑on, multi‑site technical review role suited to an individual who has trained and had site based roles previously, before moving into managing M&E delivery, and who is comfortable operating independently across live construction sites and completed properties.

Key Responsibilities

Construction-Phase Oversight

• Review contractor and consultant M&E design packages, installation quality, and commissioning evidence against specification and current regulations.
• Attend site to inspect M&E installations at key stages, raising non‑conformances to the project lead before they are built over or signed off.
• Review the construction programme for realistic M&E sequencing, procurement lead times, and plant delivery/commissioning windows, flagging risk before it becomes a critical‑path problem.
• Input to the decisions log / hold‑point regime on M&E‑specific items, without owning the final proceed/stop call.
• Lead the collation of operations and maintenance (O&M) manuals across M, E and AV packages, chasing outstanding content and ensuring one coherent set of records exists per property.

Maintenance-Phase Oversight

• Oversee delivery of planned preventive maintenance programmes for M&E plant and systems across the portfolio.
• Provide technical oversight on reactive M&E issues, assessing contractor diagnoses and proposed remedial works.
• Maintain a portfolio‑wide view of M&E asset condition, plant age, warranty status, and replacement forecasting.

New-Build & Specification Input

• Review M&E and AV specifications at design stage for maintainability, serviceability, energy performance, and lifecycle cost — not just build‑cost compliance.
• Feed lessons from maintenance experience on completed properties back into specification decisions on properties still in design or construction.

Governance & Reporting

• Provide clear, non‑technical‑audience reporting to the office on M&E risk, condition, and recommendations across the portfolio.
• Maintain independence from the contractors and consultants whose work is being reviewed.

Candidate Profile

• Career path built from site up — the ideal candidate will have trained and worked hands‑on as an electrician or mechanical/HVAC engineer before moving into managing electrical or mechanical works directly.
• Subsequent experience with a main contractor overseeing M&E design, installation and maintenance, having sat on the delivery side managing exactly the kind of work this role will now review from the client side.
• Track record reviewing or auditing M&E design and installation on high‑value residential or comparable complex projects, rather than only designing or installing it.
• Working knowledge of current Building Regulations (Parts F, L, P as relevant), BS 7671, and commissioning standards.
• Able to read and interrogate a construction programme, identifying where M&E sequencing or lead times put it at risk.
• Comfortable operating independently across multiple live sites and completed properties.
• Able to communicate technical risk clearly to non‑technical principals and family office staff, and to work consistently across more than one principal's preferences and properties.

• Excellent interpersonal and communication skills, including with non‑technical stakeholders.
• Absolute discretion and understanding of confidentiality requirements in a private client environment.

Preferred Qualifications

• Formal qualification in building services / M&E engineering (e.g. HNC/HND, NVQ, or working towards CIBSE/IET membership) as a complement to on‑site experience.
• Experience across both construction‑phase M&E and long‑term FM/maintenance of high‑end residential property.
• Familiarity with private client or family office environments and the discretion they require.
• Experience specifying or reviewing smart building, renewables (ASHP/GSHP), or building management systems.

Reporting Structure

Reports to: Head of Projects, Technical Director or the principals' chief of staff. Reporting line to be confirmed against the office's current structure.

Works closely with:

• Delivery Leads / Project Managers on each live project — for construction‑phase M&E reviews and hold‑point input.
• The Facilities Management / maintenance function — for completed properties and reactive works.
• Design teams and consultants — for new‑build M&E specification input.

This is a functional, portfolio‑wide reporting line rather than direct‑report relationships: client‑facing delivery ownership and final hold‑point decisions remain with the relevant project leads.
