Responsible for: Ensuring a smooth and efficient design process from Pre-Start through to completion, ensuring that all relevant standards and requirements are adhered to and that client requirements / expectations are met while protecting and enhancing the company’s reputation and economic practices.
Key Responsibilities:
1. Assessment and Coordination of design details from Consultants and Subcontractors, including site visits with the appropriate members of the management / site team to ensure the design is being implemented correctly and simplified where possible.
2. With appropriate assistance review all Design layout drawings at key stages of design and development to ensure compliance with the company requirements e.g., Viability, Planning Application, Tender, and Pre-Start.
3. Have a good working knowledge of the Building Safety Act and The Golden Thread and the procedures and processes involved with compliancy.
4. Review of details / products / specifications / Strategies to ensure that all materials and construction are in line with current building regulations / standards and requirements, details are standardised as much as possible and efficient to install.
5. Have a thorough knowledge of relevant / latest British Standards, Building regulations (Notably AD-B) and all relevant building guidelines and requirements
6. Logging and tracking queries required or requested from Consultants / Subcontractors ensuring that all information is followed up and clarified before it is required on site.
7. Compiling of Design / QA / BREEAM / IRS / reports / trackers for Design meetings and progress update reports.
8. Attending / Hosting regular meetings with Consultants / Subcontractors / Site Team to review information and progress design, address site queries.
9. Benchmark identification / review, Quality assurance tracking v on site progress.
10. On site review with relevant authorities / bodies (Warranty / Building Control / Fire Consultant)
11. Establish good working relationships with site staff and department heads to ensure schemes are constructed as intended and to encourage feedback for inclusion in future schemes to avoid wastage and improve the product.
12. Develop good working relationships with Local Authorities and ensure knowledge of the peculiarities of the Local Authorities, to ensure economical and efficient approvals.
13. Ensure familiarity with CJOS Health, Safety and Environmental policies and comply with employee responsibilities.
14. At all times comply with company policies, procedures and instructions.
15. Contribute to improving the business, protecting and enhancing the reputation of the company, by putting forward new ideas and, when requested to do so, implementing change.
16. Compiling and tracking of all Handover documentation (O&M / Warranties / Commissioning Certification / Homeowner manuals)

Effective working relationships are an essential part of daily working life. The focus in this role is both: –

External: Client, Land Agents, Local Authorities, Architects, Engineers, other developers, Contractors, relevant Stakeholders and Suppliers.
Desirable Criteria:
1. 8 Years+ experience in a similar role in the Construction industry
2. Building Safety Act and Golden Thread literate
3. Experience with Various External Cladding Systems
4. Ability to multitask, be it on various projects or on multiblock developments
5. Manage and Monitor a Team of Design Managers and Coordinators
6. Experience with fit out Subcontract packages
7. Knowledge of latest building standards / regulations / Approved Document B
8. Experience in AutoCAD
9. BIM Knowledge
10. Ability to effectively track and coordinate various trackers / reports / design progress and manage project resource needs
11. Ability to effectively communicate with Authorities / Consultants / Sub-Contractors and Site Team
12. Ability to challenge solutions and innovate to best suit the requirements of the project
13. Effective time management to ensure required design items / queries are resolved in a timely and effective manner to aid on site installation / procurement
