Client Snapshot: An exciting opportunity has become available with my client, a well-established housing provider delivering a range of supported housing and general needs accommodation across the Midlands. The organisation prides itself on providing safe, well-maintained homes and ensuring an excellent service for residents.

Vacancy Brief:

  • The vacancy is for a Repairs, Maintenance & Void Works Officer on an initial five-month interim contract, with the potential to go permanent.
  • This is a full-time, office-based position, working Monday to Friday, 9am – 5pm (37.5 hours per week).
  • Pay rate: £13.16 per hour (PAYE) or £17.00 per hour (Umbrella).
  • The role will be subject to an Enhanced DBS Check covering both the Child and Adult workforce.
  • Candidates must hold a full UK driver’s license and have access to a vehicle.
  • Mileage will be reimbursed at £0.45p per mile for any work-related travel (occasional travel required).
  • Based in Birmingham and covering nearby properties.

Role Overview: As a Repairs, Maintenance & Void Works Officer, you will support the delivery of responsive repairs, planned maintenance, and void property works across residential and commercial housing stock. Working closely with contractors, residents, and colleagues, you will ensure all works are delivered safely, efficiently, and to a high standard.

Key Responsibilities:

  • Manage and administer the day-to-day repairs, maintenance, and voids processes, ensuring high-quality service delivery.
  • Conduct property inspections, surveys, and post-works checks, producing accurate reports and costed specifications.
  • Prepare and raise works orders, ensuring jobs are completed within agreed KPI timescales.
  • Support the procurement and performance monitoring of contractors and consultants.
  • Liaise with residents, frontline staff, and contractors to ensure clear communication and access arrangements.
  • Ensure all works are compliant with health and safety, fire safety, and other statutory requirements.
  • Assist with the handover and setup of new properties, including compiling O&M manuals and user guides.
  • Manage and maintain accurate data using housing and property IT systems.
  • Support the voids process, ensuring properties are re-let quickly and to the required safety and quality standards.
  • Participate in audits, inspections, and compliance monitoring to uphold safety-first culture and high service standards.
  • Provide administrative support for insurance claims, regulatory submissions, and reporting requirements.

Ideal Candidate: You’ll have previous experience in housing repairs, maintenance, or voids management and the ability to balance both office and field-based responsibilities. Strong communication, organisation, and IT skills are essential, along with a sound understanding of contractor management and building safety compliance.
