An established and growing property company based in Bromley are seeking an organised, proactive and customer-focused Block Manager to manage a portfolio of residential developments and some commercial units.

  • Block Manager – Key Responsibilities
  • Manage a portfolio of residential blocks and conduct regular site inspections.
  • Oversee repairs, maintenance, contractors and major works.
  • Act as the main point of contact for leaseholders, residents, freeholders, RMCs and RTMs.
  • Handle queries, complaints, emergencies and out-of-hours issues.
  • Prepare and manage service charge budgets and monitor expenditure.
  • Manage arrears, invoices, insurance and year-end accounts.
  • Ensure compliance with fire, health & safety, asbestos, water hygiene and building safety requirements.
  • Manage leases, property records, contractor documentation and Section 20 consultations.
  • Attend AGMs, board meetings and residents' meetings as required.
  • Block Manager – Requirements
  • 3–5 years' experience in block/property management.
  • Good knowledge of leases, service charges, maintenance and UK leasehold legislation.
  • Strong communication, organisation and customer service skills.
  • Excellent contractor and client management skills.
