The role
This is a 12 Month Fixed Term Contract
The purpose of this role is to provide Orbit customers with the assurance of a dedicated and customer focused approach for repairs delivery. Ensuring our homes and communal places are safe, well maintained and that our contractual obligations to customers are delivered effectively and efficiently.
This role is part of Property where you\’ll help us to lead the way investing and maintaining 46,000 homes.
What you’ll achieve
- As part of the Property Repairs team’s new culture of “Ownership and Resolution”, you will be the owner of and manage the customer expectations on inspected repairs and be the point of contact for all responsive repairs’ escalations and complaints within your assigned property area.
- Responsible for carrying out Structural and Technical Repairs Inspections, DMC Inspections, DTD Repairs Inspections and provide technical assistance to the business on repairs related matters.
- Responsible for carrying out pre, interim and post inspections, specify and cost works using SORs as required. Update IT systems with all necessary information and report on property conditions.
- Inspection workstreams include Day to Day Repairs, Major Repairs and Damp, Mould and Condensation across individual dwellings and communal assets.
- Actively find solutions to required repairs, provide specifications and schedules of works to reflect good building practice, ensuring that works orders are designed and prioritised to deliver cost effective, high quality, customer-focused repairs.
- Provide the business with a “First Responder” capability by attending Fire, Insurance and Structural incidents and action the resolution including the management of immediate risk removal.
- Diagnose building defects and seek budget estimates for remedial improvement works, seeking advice on complex matters from the Area Repairs Managers.
- To assist with the budget control and liaise with Area Repairs Manager to confirm budgets are on track and apply a true commercial approach to repair requirements.
What you’ll bring
Essential skills
- RICS qualification or Experience of working in a building surveying role or similar capacity.
- Knowledge/experience of building maintenance and repair management.
- Knowledge, experience, and the ability to survey properties and provide accurate and detailed schedules of work using schedule of rates codes.
- Knowledge and experience of working with mixed tenure blocks and understanding differences in lease agreements.
- Knowledge of relevant Housing and H&S legislation (e.g., Landlord & Tenant Act, RICS Code, Building Safety Act, etc.).
- Flexible approach to travel and working hours to accommodate customer meetings and out of hours rota.
- Ordinary or Higher National Certificate in building or a related discipline.
- Experience in Stock Condition Surveys for social housing.
- Experience of conflict management and dealing with vulnerable customers.
- Knowledge/experience of disrepair.
