The role The purpose of this role is to lead Orbit's Building Remediation Programme, managing a portfolio of buildings with identified fire safety, structural, facade, cladding or other building safety related defects. To oversee the progression of schemes from investigation, diagnosis and liability assessment through to commercial recovery, remediation strategy and delivery completion This role is part of Property where you'll help us to lead the way investing and maintaining 46,000 homes. We are looking to accept applications form any of Orbit's geographies, South East, East of England and the Midlands. What you'll achieve Responsible for the overall Building Remediation Programme, ensuring effective control of scope, risk, cost, quality and programme milestones Develop and maintain programme plans, delivery strategies, resource forecasts, critical path activities and dependency maps across all in-scope remediation projects Lead the commissioning and management of intrusive investigations, surveys and technical assessments required to establish defect scope, root cause and remediation requirements Appoint and manage specialist consultants, including fire engineers, facade and external wall system specialists, structural engineers, building surveyors, designers and other technical advisers as required Support the legal team with the investigation and pursuit of recovery opportunities against developers, contractors, insurers, warranty providers, product manufacturers and other responsible parties Work closely with Legal Services, external legal advisers, commercial specialists and technical consultants to develop recovery strategies that mitigate cost exposure to Orbit Where recovery routes are unavailable, delayed, exhausted or insufficient to protect customers and meet regulatory expectations, ensure projects are prepared for Orbit-led remediation Support regulatory reporting and funding-related submissions, including Homes England Fire Safety Remediation reporting, Cladding Safety Scheme requirements and other relevant funding or assurance routes Identify emerging defect themes, recurring failure patterns, regulatory developments and relevant sector learning across the remediation portfolioWhat you'll bring Essential skills Degree level education in a property, construction, surveying, engineering, building safety or related discipline, or equivalent relevant professional experience Significant experience leading complex building remediation, major works, construction, asset investment or building safety programmes in a regulated environment Strong programme management capability, including planning, sequencing, risk management, resource planning, budget monitoring, reporting and stakeholder management Experience commissioning and managing intrusive investigations, technical surveys, design advice and specialist consultancy input Experience supporting or leading commercial recovery activity, contractual claims, developer negotiations, insurance or warranty claims, or legal recourse associated with building defectsDesirable skills Professional membership or chartered status, or working towards membership, with CIOB, RICS, ICE, IFE, APM or equivalent body. Knowledge of the Building Safety Act 2022, Building Safety Regulator expectations, Fire Safety (England) Regulations 2022 and associated building safety guidance. Experience within social housing, residential property management, leasehold, multi-occupancy buildings or regulated asset environments Knowledge of remediation funding routes, including the Cladding Safety Scheme and Homes England Fire Safety Remediation reporting requirements Experience managing expert witnesses, legal advisers or technical consultants in support of adjudication, litigation, settlement or recovery activityWhy Orbit?
