The role The purpose of this role is to lead the day-to-day delivery, coordination and assurance of the Home Repairs Regulatory Team, ensuring Awaab’s Law, HHSRS, disrepair and wider repairs regulatory cases are effectively triaged, prioritised, progressed and resolved within statutory and organisational timescales. The post holder will provide operational leadership to case handlers and administrators, maintaining clear oversight of live workloads, risk, escalation routes, performance, customer communication and customer safety outcomes This role is part of Property where you'll help us to lead the way investing and maintaining 46,000 homes. This is a Fixed Term Contract role ending 28th February 2027. What you'll achieve The role will provide second-line assurance across all Awaab’s Law hazards managed by other property departments, including damp and mould and any other prescribed hazards within scope. This will include reviewing case handling, evidence, communications, actions, risk management and closure decisions to ensure consistency, quality, compliance, appropriate escalation and clear accountability. The post holder will also take ownership of the damp and mould inbox, ensuring enquiries, escalations and assurance requests are monitored, allocated, responded to and tracked appropriately Lead the day-to-day operation of the Home Repairs Regulatory Team, ensuring Awaab’s Law, HHSRS, disrepair and related regulatory cases are triaged, allocated, progressed and resolved in line with statutory duties, organisational standards and customer safety requirements Provide second-line assurance for all Awaab’s Law hazards managed by other property departments, including damp and mould and any other prescribed hazards within scope, reviewing case handling, evidence, communications, actions, risk management and closure decisions to ensure consistency, quality, compliance and appropriate escalation Maintain oversight of live casework, high-risk matters, overdue actions and emerging themes, using case management information to identify blockers, challenge delays, agree recovery actions and escalate risks to the Repairs Regulatory Lead where customer safety, compliance, legal, reputational or operational exposure may be affected Oversee the coordination of repairs, inspections, contractor actions, interim safety measures, decant arrangements and remedial works, ensuring customers remain safe and informed until permanent resolutions are completed and evidenced Undertake quality assurance checks on case records, customer communications, contractor instructions, risk assessments, decision-making, completion evidence and closure recommendations to ensure files are accurate, defensible and capable of demonstrating compliance Coordinate engagement with Local Authorities, Environmental Health and other external stakeholders in relation to statutory notices, enforcement activity, high-risk hazards and customer safety matters, ensuring responses are timely, evidence-based and appropriately escalatedWhat you'll bring Essential skills Law degree, equivalent legal qualification, or solicitor/legal practice experience, ideally in housing, disrepair, litigation, compliance or landlord and tenant matters Experience leading or coordinating teams in repairs, property compliance, regulatory casework or social housing Practical knowledge of Awaab’s Law, HHSRS, damp and mould, disrepair, statutory repairs, landlord safety duties and second-line assurance principles across hazards managed by wider property departments Experience managing complex or high-risk repairs, compliance or technical cases through to resolution Ability to assess risk, prioritise work, apply sound judgement, safeguard customers and escalate appropriately Experience monitoring contractor or service performance and ensuring works meet quality, safety and compliance standardsDesirable skills Formal line management experience in repairs, compliance, technical or regulated housing services. Experience supporting policies, procedures, training, competency frameworks, assurance or audit readiness Understanding of consumer regulation, Housing Ombudsman expectations, statutory notices, Environmental Health and complaints-led improvementWhy Orbit?
