The purpose of this role is to manage a team of Stock Condition & EPC Surveyors whose primary role is to carry out Stock Condition Surveys, Energy Performance Assessments and Housing Health and Safety Rating System Assessments on c.35,000 homes across a rolling 5 year programme to capture intelligence on the condition of our assets and the components within them to enable us to maintain the integrity of our data to ensure the safety of our customers whilst meeting our obligations for stock condition and asset management. The role will involve regular travel across our sites based in the Midlands / South East / East Anglia. This role is part of Property where you’ll help us to lead the way investing and maintaining 46,000 homes. This is a 12 Month Fixed Term Contract / Secondment position.

This is a key strategic asset management role with a requirement to ensure all our homes meet all regulatory and health and safety requirements, including the Decent Homes Standards. The role holder will review legislation, understand its impacts on our policies and report to the regulator.

  • Responsible for reporting of Key Performance Indicators, cost monitoring, forecasted spend and volume completions on Stock Condition Surveys.
  • To assist the Portfolio Investment Analyst with the Decent Homes analysis, liaising with the External Environment Leads providing guidance on existing, new and upcoming legislation.
  • To manage the access process for any properties we are unable to carry out a survey due to refused access or failed/missed appointments in accordance with the No Access Policy and record and report as necessary.
  • If required, attend and survey Hard to Access properties.
  • To work with the Energy Strategy Manager and the Portfolio Investment Analyst to provide asset data intelligence to help drive our Capital Delivery and Net Zero Carbon Programmes in the most efficient manner, giving consideration to condition, geography and potential work packages to drive value for money.
  • Collaborate with the wider Strategic Asset Management Team to provide data intelligence and insight to assist with other ongoing objectives such as Orbit Quality Improvement Programmes, Densification, Regeneration and Specifications.

Essential skills:

  • Relevant HND or equivalent or able to demonstrate extensive relevant experience.
  • Experience of delivering stock condition surveys and EPC’s.
  • Be able to draw conclusions from complex data, presenting it back in a clear and concise manner.
  • Ability to think analytically, to apply skills and knowledge in new contexts and to problem solve.
  • A high degree of initiative, resourcefulness, flexibility and self-motivating approach.
  • MRICS accreditation.
  • Experience of developing and using asset management systems in social housing environments an advantage.
