Property Manager – Residential Block Management | Swansea, SA6 | Full Time

Compton Group’s activities are based mainly around property development and investment with offshoot businesses set up over the years. Since 1987 a sizeable portfolio of ground rent investments has been built up, which in turn led to a flat management business being established.

The ideal candidate will have proven management and customer service skills, will be good at taking on responsibility, and will have the ability to get things done whilst working under pressure as part of this busy property management team.

Due to an expansion of the portfolios, this is an excellent opportunity for an individual with experience in residential block management to join Compton Property Management in a varied and interesting role.

We will also consider a trainee for this position if they can demonstrate strong aptitude and a willingness to learn.

Are you the right person for the job?

  • Property management experience or a legal background would be preferred. If you have letting experience, we would still like to hear from you
  • All applicants will either have an TPI qualification; or will need to achieve this through supportive training following the probationary period
  • You will need to be confident and knowledgeable in dealing with lessees, as well as having excellent interpersonal and communication skills, as this role involves answering enquiries from lessees over the telephone, by email, and occasionally face to face
  • You will be a team player
  • IT skills are essential
  • A valid UK driving licence is also necessary

What will your role as a Property Manager look like?

  • Managing your own portfolio of blocks of flats in England and Wales, after initial training and integration into the team
  • Ensuring blocks/sites are compliant with all current Health & Safety and Fire Safety legislation
  • Liaising on a variety of legal issues with the in‑house legal team of the sister company owning the freehold
  • Preparing service charge budgets, to enable funds to be available for all management duties – and accounting for their expenditure through the checking and distribution of year‑end accounts
  • Dealing with day‑to‑day maintenance and repair issues, including the sourcing, appointment, and management of contractors and suppliers
  • Ensuring invoices are allocated and authorised within defined timescales
  • Liaising with Lessees for major works in line with the S20 Landlord and Tenant Act
  • Undertaking regular site inspections on common parts, recording and taking photographs of blocks and their condition

The Selection Process

This process will have three sections.
