We are currently seeking an experienced Leasehold Officer for a 6-12 month contract with a local authority in Essex.
This is an excellent opportunity for a knowledgeable housing professional who has substantial end-to-end leasehold management experience and can hit the ground running.
Please note: Proven experience of preparing and issuing Section 20 Notices is absolutely essential for this role. Candidates with theoretical knowledge only will not be considered.
As this position requires attendance at property visits and inspections, applicants must be based within a reasonable commuting distance of Esses with a full and clean drivers license and own vehichle=
Key Responsibilities
- Prepare and issue Section 20 Notices in full compliance with current legislation and consultation requirements.
• Manage the administration of leaseholder service charges, including
- Annual estimated service charge budgets.
- Actual service charge reconciliations.
- Service charge calculations and billing.
- Take ownership of leasehold property management processes, ensuring the correct apportionment and accounting of expenditure.
- Manage major works billing and consultation processes.
- Administer shared ownership properties and Right to Buy applications.
- Support the collection and recovery of service charge arrears.
- Investigate and respond to leaseholder enquiries and disputes.
- Ensure high standards of customer service and service delivery.
- Contribute to the effective day-to-day management of the leasehold portfolio.
- Ensure compliance with all relevant legislation, Council policies, service objectives and corporate priorities.
Essential Requirements
- Significant experience working as a Leasehold Officer within a Local Authority, Housing Association or similar housing environment.
- Proven track record of preparing and issuing Section 20 Notices from start to finish.
- Experience producing and administering service charge actuals and estimates.
- Strong understanding of leasehold legislation and best practice.
- Experience managing major works consultation processes.
- Knowledge of shared ownership properties and Right to Buy legislation.
- Experience dealing with service charge arrears and leaseholder accounts.
- Excellent customer service and communication skills.
- Ability to manage a varied caseload and work independently.
- Full understanding of leasehold property management and service charge accounting.
- Ability to attend site visits across Essex as required.
Desirable
- Experience working within a Local Authority setting.
- Knowledge of housing management and finance systems.
