Options Resourcing are recruiting on behalf of a well-established commercial property maintenance and construction provider, delivering reactive repairs, planned maintenance, and refurbishment projects across the South of England. We are seeking an experienced Contracts Manager to take ownership of a portfolio of construction and maintenance projects, ensuring they are delivered safely, efficiently, and to the highest professional standards.

Role Overview

The Contracts Manager plays a central role in overseeing the cost, quality, compliance, and communication of assigned contracts. This position involves managing the commercial, contractual, and legal aspects of higher-risk projects typically up to £500,000 - while ensuring exceptional client service and operational excellence.

Key Responsibilities

In this role, you will be responsible for the full lifecycle of project delivery. You will ensure works are allocated and scheduled effectively, that all communication with clients is clear and timely, and that every stage of the project is documented and processed in line with company expectations. Maintaining accurate job notes, surveys, and project information is essential, as is progressing variations through the business and ensuring procurement activities are completed correctly.

You will oversee site surveys, manage subcontracted works, and ensure all projects are completed to the required quality standards. A strong focus on customer experience is expected, along with the ability to enforce compliance with building control, planning requirements, and environmental regulations. Health and safety must be upheld at all times, with all policies and procedures followed rigorously. You will also be responsible for keeping internal and external stakeholders informed of key dates and project milestones.

Technical leadership is a key part of the role. You will consult with clients, carry out site audits, and resolve technical issues relating to planning constraints or construction methodology. All work must be delivered in accordance with company SOPs, covering areas such as procurement, handovers, RFIs, practical completion, close-down processes, and quality inspections.

People Leadership

You will lead a multi-disciplinary team of direct labour operatives and support staff, ensuring they understand and follow company policies, procedures, and expectations. This includes conducting regular one-to-ones, performance reviews, toolbox talks, and HSE audits. You will carry out spot checks and site inspections, support training and development pathways, manage pay reviews, and communicate any changes to scopes of work or variations.

A key part of the role is maintaining strong engagement across your team, promoting positive behaviours, and ensuring HR processes are followed consistently. You will be responsible for ensuring all staff understand their responsibilities and that communication across the team remains clear and effective.

Commercial Accountability

The Contracts Manager is responsible for ensuring all works closed for invoicing are fully costed and supported with accurate information. You will ensure all company costs, timesheets, and materials are correctly accounted for, and that any queries are resolved promptly. Maintaining hold codes within agreed timescales and supporting the delivery of P&L objectives are essential parts of the role. All commercial activity must follow the company's project close-out and audit procedures.

Performance Expectations

Success in this role is measured through a combination of operational, commercial, and quality-based indicators. These include pre-construction timescales, gross profit performance, client satisfaction, site audit quality, health and safety compliance, and adherence to project administration and SOP governance. Additional expectations include maintaining low operative portal error rates, strong H&S engagement, and healthy staff retention within your team.
