We are currently seeking an experienced Senior Technical Services Manager to join the project team on a major commercial refurbishment project in Central London. The project involves the cut-and-carve refurbishment of a Grade II listed building, transforming the existing structure through a high-quality CAT A fit-out. Due to the complexity of the scheme, the successful candidate will play a key role in managing the technical services delivery, ensuring the mechanical and electrical elements are fully coordinated, compliant and delivered to the required standards.
This is an excellent opportunity for an experienced Technical Services Manager who has a strong commercial M&E background and enjoys working on technically challenging refurbishment projects.
The Role
As Senior Technical Services Manager, you will take responsibility for the technical services delivery across the project, working closely with the Project Director, Construction Manager, Design Team, specialist M&E subcontractors and wider project team. You will provide senior technical leadership throughout the project lifecycle, from design coordination and procurement through to installation, commissioning and handover.
Key Responsibilities
- Take overall responsibility for the management and coordination of the M&E and technical services elements of the project.
- Lead the technical services team and provide direction to Technical Services Managers and wider project personnel.
- Manage the delivery of mechanical, electrical and associated building services packages.
- Coordinate M&E design information with the architectural, structural and specialist design teams.
- Review and manage technical submissions, specifications, drawings and design information.
- Ensure all M&E design information is fully coordinated and suitable for construction.
- Work closely with specialist subcontractors to manage technical delivery, programme and quality.
- Monitor M&E progress against the overall project programme and identify potential delays or technical issues.
- Lead technical meetings and design coordination meetings where required.
- Manage RFIs, technical queries and design changes throughout the project.
- Ensure M&E works are delivered in accordance with approved drawings, specifications and project requirements.
- Monitor installation quality and ensure works comply with relevant legislation, standards and project specifications.
- Coordinate testing, commissioning and certification of building services.
- Manage the production and review of O&M manuals, as-built drawings and final handover information.
- Support the commercial team with technical input relating to variations, design changes and M&E packages.
- Work collaboratively with the construction team to resolve technical and coordination issues on site.
- Identify opportunities for value engineering and technical improvements without compromising quality or performance.
- Ensure health, safety, quality and environmental requirements are maintained throughout the project.
- Provide regular technical and progress updates to the senior project team.
Project Experience
The project is a complex commercial refurbishment and cut-and-carve of a Grade II listed building, requiring a high level of technical coordination and careful integration of new building services into an existing structure. The successful candidate will therefore need to be comfortable working within an environment where:
- Existing building constraints need to be carefully considered.
- New M&E systems must be coordinated within an existing structure.
- Design development and technical queries need to be managed proactively.
- Multiple specialist subcontractors and consultants need to be coordinated.
- Quality and attention to detail are critical.
- Programme and commercial considerations must be balanced with technical requirements.
- The project is being delivered to a high-quality CAT A fit-out standard.
Skills & Experience Essential
- Proven experience as a Senior Technical Services Manager, Technical Services Manager, M&E Manager or similar within the construction industry.
- Strong mechanical and electrical building services knowledge.
- Significant experience delivering commercial refurbishment, fit-out or CAT A projects.
- Experience managing M&E subcontractors and specialist contractors.
- Strong understanding of M&E design coordination and technical delivery.
- Experience working closely with design teams, consultants and main contractors.
- Ability to manage technical issues and drive solutions through to completion.
- Strong understanding of construction programmes and project delivery.
- Excellent communication and stakeholder-management skills.
- Strong leadership and organisational abilities.
- Good understanding of relevant M&E legislation, standards and compliance requirements.
- Experience with testing, commissioning and project handover.
The Ideal Candidate
We are looking for a senior and technically strong M&E professional who can take ownership of the technical services delivery and provide leadership throughout the project. You will be commercially aware, highly organised and confident dealing with consultants, subcontractors, suppliers and senior project stakeholders. The ideal candidate will be someone who can operate at a strategic level while remaining close enough to the detail to identify and resolve technical issues before they impact the programme or quality of the project. If you have a strong track record delivering commercial M&E refurbishment and CAT A projects, particularly within complex existing buildings, this represents an excellent opportunity to work on a high-profile and technically challenging London scheme.
