Small Works Manager
Bolton (Nationwide Travel Required)
Salary: up to £42,000 + Company Vehicle/Allowance + Benefits
Are you an experienced Small Works Manager looking for your next challenge with a growing facilities management business? Our client is looking to appoint a proactive and organised Small Works Manager to oversee projects across the UK, delivering a wide range of facilities maintenance and refurbishment works for commercial and industrial clients. This is a fantastic opportunity for someone who enjoys managing multiple projects, building strong client relationships and ensuring projects are delivered safely, on time and within budget.
The Role
You’ll take responsibility for the full lifecycle of small works projects, typically valued between £1,000 and £30,000, coordinating labour, subcontractors and suppliers while maintaining the highest standards of quality and customer service.
Projects include:
- Electrical and mechanical works
- Building fabric repairs
- Roofing and groundworks
- HVAC and air conditioning
- Plumbing works
- Internal refurbishments
- Decorating and flooring
- Fire & Security remedial works
- Drainage and compliance works
- Specialist cleaning projects
Responsibilities
- Manage multiple small works projects from quotation through to completion.
- Carry out site surveys and prepare scopes of work.
- Coordinate subcontractors, labour, materials and plant.
- Monitor project programmes, budgets and quality standards.
- Ensure Health & Safety compliance, including RAMS.
- Build strong relationships with clients and provide regular project updates.
- Attend site and client meetings when required.
- Support the estimating team with surveys and identify opportunities for additional works.
About You
- At least 3 years' experience managing facilities maintenance or construction small works projects.
- A strong understanding of building services and building fabric.
- Experience managing multiple live projects simultaneously.
- Excellent planning, organisation and communication skills.
- Strong commercial awareness and budget management experience.
- Good IT skills, including Microsoft Office (CAFM experience is advantageous).
- A proactive, customer-focused approach with excellent problem-solving skills.
Qualifications
- Full UK Driving Licence (Essential)
- SMSTS or SSSTS (Preferred)
- CSCS Card (Preferred)
- IOSH Managing Safely or NEBOSH (Desirable)
